Taman Asa Jaya is a freehold housing development in the town of Kajang, in the state of Selangor. It is located in the outskirts of the city limits, and is a half an hour's drive away from the city centre of Kuala Lumpur. Other places of importance such as Bangsar, Mont Kiara and Petaling Jaya are within a 30 to 40 minutes drive away while Klang is approximately 50 minutes away. The Kuala Lumpur International Airport is a 40 minutes drive away.Taman Asa Jaya consists mainly of low cost apartments and double storey houses. The former are mainly walk up apartments with average sizes of 500 sf with 2 bedrooms and 1 bathroom while the latter range from middle cost houses in size from between 1,200 sf to 3,600 sf from 3 bedrooms and 2 bathrooms onwards. The low cost apartments start selling from RM50,000 onwards, while the houses start selling from RM270,000 onwards. As Taman Asa Jaya is one of the older residential developments in Kajang, most of the homes here are occupied whether landed or otherwise; and as such all units for sale are usually partially furnished. The common additions to the house already made that buyers can expect are safety grills, in built kitchen cabinets and light and fan fixtures. The landed properties are usually also fully extended to utilise the land fully.Being one of the older establishments, residents of Taman Asa Jaya do not enjoy much in terms of facilities as there are no playgrounds, fields or any gated and guarded communities. There is however a neighbourhood oxidation pond towards the southwest side of the residential area which might cause trepidation in new buyers. Taman Asa Jaya is an old and well established neighbourhood within easy reach of many necessities and amenities. The closest hypermarkets are Giant, Tesco, Econsave, Billion and Mydin, while major shopping malls include Metro Point and Metro Kajang. There are many primary and secondary schools in the area including Chinese medium schools.Institutions of higher education within the Taman Asa Jaya area are the Nottingham University, the German Malaysian Institute and Universiti Tenaga Nasional (Uniten). Banking facilities, sports centres and such are also much in supply, and the local medical institution is the Kajang Hospital which is a 5 minutes drive from the residential area. Taman Asa Jaya is well connected via Jalan Semenyih, a main trunk road that leads to many major highways such as the SILK Highway, LEKAS Highway, the PLUS Highway and the Kajang - Seremban Highway. The closest train station is the UKM KTM station which is a only 10 minutes away. It is to be noted as well that the new MRT train station will be very close to this residential area.

    Taman Asa Jaya is one of the many residential developments in Kajang and is still being developed with new high rises such as D'Prestij coming up just immediately beside the neighbourhood. This will seriously affect traffic in the coming future, especially with the upcoming MRT. Traffic is usually heavy along the whole stretch of the main road of Jalan Semenyih during peak hours, which would be a cause of worry for potential buyers.The Taman Asa Jaya neighbourhood belongs to one of the middle income group and the upper middle income group. Houses here are a mix of old terrace houses that cost below RM300,000 and new beautifully built terrace houses that cost over a million ringgit while the low cost flat costs below RM100,000. It is indeed a curious mix, but the signs show that the area is moving up in the market with high end 3-storey semi-detached homes like D'Prestij coming in. Taman Asa Jaya shows all the signs of being a good investment, as it has the main investment point of being freehold property. Property prices here increased in 2013 as housing developments spilled over from the city and speculators started eyeing the outskirts, but has since then slowed down since the apprehension of a property bubble forming begun. It is however still an excellent place to get your first home at a reasonable price, especially if you work in the area.
