Taman Raintree is a high-rise residential enclave comprising condominium, apartment and townhouse nestled within a 26.15-acre leasehold site in Batu Caves. This residential enclave is brought by Ratus Bayan, a wholly-subsidiary of Impiana Land & Development Group. The first housing development is an apartment, named Angsana Apartment. It is a low density apartment with a total of just 260 units. Each unit comprises 3 bedrooms and 2 bathrooms with built-up size of 850 sf. Angsana was completed in August 2009 and launched from RM92,100. The townhouse development is called Ariza Garden Villa, which comprises 96 units within a gated and guarded community environment. Each unit consists of 3 bedrooms and 3 bathrooms. There are 2 types available which differ in terms of land area 24x86 and 28x. The 24x86 land area units are launched from RM203,000 and comprise of 32 units, while the latter comprises 64 units and priced from RM243,980. The first condominium built in the area is Meranti which was completed in December 2010. Meranti is a high-density condominium with a total of 684 units with built-ups range from 926 sf to 1,227 sf in 3 layout designs. Meranti was priced from RM145,000 to RM182,000. Full condominium facilities are provided. Semarak offers similar built-up sizes condominiums as Meranti, but comprises fewer units. Semarak consists of a total of 342 units. There are 3 types to choose from 926 sf to 1,206 sf. Semarak hosts modern condominium facilities including Jacuzzi, gymnasium, sauna, steam bath, special water features swimming pool and BBQ area to name a few. Penaga was on-sale right after Semarak was almost sold-out. Penaga is the last development within Taman Raintree. It offers the same design, features and finishes of Semarak. Semarak and Penaga condominiums have a gross development value of RM140 million. Purchasers are offered a zero interest payment scheme during construction period (DIBS) or a rebate, fee legal fees, and free disbursement for Sale & Purchase Agreement (SPA). Each unit of Penaga and Semarak comes with 1 or 2 car park bays, with additional unit can be purchase for RM25,000. Penaga and Semarak are expected to complete by December 2012. The facilities for Ariza Garden Villa, Semarak and Penaga are shared within a 46,000 sf double-storey Exclusive Recreational Club House that hosts gymnasium, swimming pool, BBQ area, sauna, steam-bath, children playground, kindergarten, laundrette and others.     Analysis

    Once everything is ready, Taman Raintree will become a high density residential neighborhood with a total of 1,724 families within the 26.15-acre site. However, this can still be acceptable since the number of units per acre is just about 66 units, and Taman Raintree is developed for low to medium income groups. These new launches of Semarak and Penaga are well received and have gone very well and fast. The main reasons are because of the affordable price tags with DIBS package, as well as its close proximity to the city centre.
