The construction of this particular property was carried out years ago by Jaya Ternak, a subsidiary of Hata Holdings. Jaya Ternak has developed lots of properties in the Pandan Mewah area. Although this is an indication of experience, all of the buildings constructed are of low to medium cost properties. Clearly, Jaya Ternak and Hata Holdings do not stand as tall as the big property companies like IJM Land, S P Setia or YTL. Bukit Hatamas and Tiara Hatamas should be a notable mention that might dispel this perception on Hata Holdings.Traffic congestion is the middle name of Kuala Lumpur, as jams are frequent at rush hours, especially at this area of Pandan Court. Jalan Pandan 1 that leads to Jalan Pandan Utama is usually packed, as there are only two lanes available. The one going to the left is fine, but the one going to the right is a pain as the traffic light takes it time a little bit too much. The u-turn at the opposite end in front of the Shell is also another cause to the congestion. Plus the existence of McDonald's and Hospital Ampang, Jalan Pandan 1 will test anyone's patience.The vicinity of Pandan Court is a nice mix of many types of developments. However, the immediate vicinity does not have a residential development that can be labelled as high-end. Low-cost flats and apartments are around, a main cause of young mat rempits and gangsters roaming the area. Though they do not harass the residents or anything like that, this phenomenon has decreased the exclusivity standard of Pandan Court area. However, this does not come as a surprise as Pandan Court is not exactly a high-end property anyway.Due to the absence of a really close train station, the aspect of public transportation is not very strong with this property. Train stations have a strong power of attraction to property hunters, unfortunately Pandan Court is void of that. But the buses route pass by Pandan Court. Add the numerous and frequent taxis roaming the area, at least it compensates for the extreme lack of a train station.
