Pandan Indah is a major township situated in between Ampang proper and Cheras. A township of mixed development, it carries mixed projects such as condominiums, service apartments, apartment duplex, double-storey terrace houses and retail lots from different developers. Being a large area, some of the houses in Pandan Indah are built on freehold land while others are built on leasehold land. Whilst it is a matured area, it is still seeing a fair amount of new properties being developed. Though Pandan Indah will not be categorized as a black area or anything near that status, some break-in and snatch theft cases do happen every now and then to careless residents. The Middle Ring Road 2 (MRR2), Ampang-Hulu Klang Highway (AKLEH), Duta-Ulu Klang Expressway (DUKE), Shah Alam Expressway (KESAS), plus other main roads service the area, and going to the city centre is easy with Jalan Pandan Indah, Jalan Ampang and Jalan Pandan Jaya. Moreover, the addition of BESRAYA's Lebuhraya Sungai Besi, which stretches from Pandan Jaya to the UPM Interchange, has given a facelift to the often-travelled Jalan Pandan Indah. Hence, the public of Pandan Indah now can get to Bangsar in only 15 minutes. Cheras, Bandar Tun Razak and Kajang have also been made to such short drives to get to. Analysis
Pandan Indah is generally a congested traffic area due to the density of the area and the high number of residents and vehicles travelling through every day especially on the MRR2. This problem is being addressed by the new Besraya Eastern Extension (BEE) highway which consists of two new flyovers that aims to provide an alternative route that bypasses the MRR2. Other heavily congested areas such as Jalan Shamelin, Jalan Pandan Satu and Jalan Pandan Indah will be widened from two lanes to three lanes. The government is addressing the issue of traffic congestion in Pandan Indah with several new roads and plans in the schedule.As a permanent home, residency in Pandan Indah holds great appeal as the prices are reasonable and the township is self-sustaining, its location close to the city centre, and the housing areas which are pleasantly peaceful. It is also appealing as an investment as many people are still looking to make their homes in Pandan Jaya as it holds the appeal of a developed major township close to the city centre.
