Villa Saujana is a 17-year old apartment located in Tanjung Tokong, Penang. It was completed in 1996 before the last economy crisis and is until now mainly fully tenanted. It sits on freehold land, and as with older developments the developer of this apartment is unrecorded. Villa Saujana is a very low-density apartment with only 21 units available in the whole development. It is a relatively low rise at only 7 storeys high, and each floor has only 3 unique units that are all individually designed. The only common factor of all the units are that their sizes range between 900 sf to 1,020 sf and that they all house 3 bedrooms with 2 bathrooms. The selling price here stands at RM500,000 per unit whilst the current lowest rental is RM1,600 per month for a fully furnished unit.Being a fully tenanted building at one point or another, all the available units for sale at Villa Saujana are either partially or fully furnished with very few of the units unfurnished at all. The bare minimum of a unit will come furnished with kitchen cabinets, hoods and hobs whilst some of them will even come fixed with fans or air-conditioners. It does not come with any facilities at all to speak of, not even of a security house. The most that can be said about this place is that the territory is gated and that each unit is entitled to a parking lot. Facilities aside, Villa Saujana comes with the most central location in Penang. As it is set in Tanjung Tokong, it takes residents mere minutes to get to Gurney Drive and Georgetown where innumerable shops providing healthcare, eateries and delicacies, schools, banks and petrol stations are located. The Gurney Plaza is within short distance as is the Tesco Tanjung Pinang, and close by is also the Mt. Erskine wet market. The Villa Saujana is connected to the rest of the island via Jalan Tanjung Tokong, Jalan Mount Erskine, Jalan Kelawei and Persiaran Gurney; all of which essentially connects residents to the whole island. Public transportation is available for the neighbourhood, and catching a cab is relatively easy.

Traffic congestion in Penang has in the recent years become really bad, resulting is extreme traffic congestion during peak hours which worsens during holiday seasons when tourists come to visit. Many plans have been carried out to ease the traffic, but unfortunately the right solution has not be found yet. Residents of Villa Saujana will not be spared from this traffic congestion, especially since they are set so close to the city. Tanjung Tokong used to be a small fishing village in the past with clear blue waters where fishermen pull in with their catch every evening. However after the discovery of such a beautiful prime area so close to the city, developers came in to develop the place and it is now transforming to a place for the privileged and wealthy. As can be seen, Villa Saujana is an old apartment with nothing to offer but sellers are placing RM500,000 price tags on their units for sale. Four years ago in 2009, units at Villa Saujana were being released for as low as RM325,000 but as can be seen now in 2013 the price has increased to RM500,000. Whether the price increment is caused by the property market inflation or whether the value of the property is going up is hard to say, but the market has been showing a rising price trend for this apartment that might mark it as a good investment. It holds more appeal as an permanent home, as it is close to the city offering residents a very central location; yet still nestled enough in solitude to not be bothered by the pollution caused by the busy traffic and highly travelled roads surrounding the area.
