Excel Court is a freehold apartment that appears to be a middle low cost home located in Tanjung Tokong, Penang. It was completed in 1998, placing it at approximately 15 years old, an age that it is clearly showing. Its developer is unknown, but a sign attached to the outside of the property clearly states that the apartment is managed by the Robert Bench property management group. Differentiating itself from its neighbours, Excel Court is a walk up apartment that is fortunately a mere 4-storey tall. There is only 1 block of building available, and each unit is only 850 sf big, housing a standard number of 3 bedrooms and 2 bathrooms. In spite of its exterior that clearly needs a new coat of paint, the units here carry a minimum price tag of RM320,000 whilst rental is at least RM1,000 per month. As it is an old apartment, all the units at Excel Court are all pre-owned; therefore all the units for sale are either partially or fully furnished. The partially furnished units come with the kitchen cabinets, whilst some of them have air-conditioners and built in wardrobes. It has no facilities to offer at all, not even a gymnasium or a landscaped garden; another point against its price tag which is rather too high for a home that only offers its residents a covered parking to a unit and 24-hour security. In spite of its scarcity of facilities, Excel Court offers its residents a very good location. With Gurney Drive and Georgetown mere minutes away, banks, eateries, medical centres and convenience stores are aplenty. The Penang Plaza is within walking distance of the home, whilst Island Plaza is 10 minutes away by car. There are also several good schools to choose from within walking distance of the apartment, therefore, parents need not even get private transportation to get their children to school.Excel Court is well connected to the island via the main Jalan Tanjung Tokong road which connects to Jalan Bagan Jermal, Jalan Kelawei and Bulatan Gurney. Commuters will find travelling slightly problematic as the Tanjung Bungah Rapid Penang bus hub is approximately 3 kilometres away; although they could catch a cab on the main road outside their homes as well.

    The only thing that Excel Court going for it is its fantastic location close to the city. However this is also a double edged knife as residents will need to contend with the daily traffic congestion directly outside their homes, in addition to the noise and air pollution. As an investment, the Excel Court might not do so well as walk up apartments are definitely not in vogue at all in today's world. In addition, it does not offer any of the highly desired facilities in today's world where a swimming pool in an apartment is the norm. Tanjung Tokong was previously a small fishing village that has developed over the years to become the exclusive high end enclave it is now. This could be where the minimum price tag of RM320,00 with an average selling price of RM400,000 comes in for such a small apartment, as its neighbours are homes like The Bayu, Villa Saujana and Golden View. The asking price of Excel Court may be high but the transacting price will be another issue altogether. As a permanent home it will only be acceptable if the seller is willing to lower their price to something that approaches more sense, otherwise if buyers are able to splurge RM320,000 on this home, they would do well to look a bit harder and find other places at the same price but with bigger built-ups and and better facilities.
