Taman Limbungan Indah is a government project by Syarikat Perumahan Negara Berhad (SPNB) for low-cost homes in northern Malaysia, Penang. Homes and shophouses in Taman Limbungan Indah are all freehold and were opened to the public for sale in 2009 and completed in 2010.Consisting of both houses and shophouses, Taman Limbungan Indah was designed to be a self sustaining community with 119 units of double storey terrace houses, double storey semi-detached houses, double storey bungalows and 25 units of two and three storey shophouses. With 3 different layouts for the double storey terrace homes starting from RM334,515 each, 1 layout for the double storey semi-detached home launched at RM492,571 and 1 layout for the double storey bungalows launched at RM698,250, buyers will have abundant choices to choose from. Each house in Taman Limbungan Indah comes with a terrace which doubles as a car park big enough for 2 cars, as well as a roof terrace big enough to hold table and chairs for families to have a chill out time in the evenings. As this housing area was built with specific budget in mind, facilities are limited therefore there is only a playground for the children and has no exclusive security provided for the housing area; but as the Balai Polis Jalan Bagan Luar is only approximately 3 km away, help is only a call away. Although facilities are limited in Taman Limbungan Indah, the location is perfect as it is close to all the necessary amenities. Residents need to only drive 5 minutes to the terminal, or for a visit to Penang Island the bridge is only 8 minutes away. Being walking distance to Econsave and the PIDC College, students will find this housing area enticing as they will also be able to make their way to the Sunway Carnival Mall easily. Other basic amenities include the post office and the fire brigade which are only about 4 km away making residents feel safe, and children will find primary and secondary schools in the area only about 1.5 km away. With the Hospital Seberang Jaya only 7 km away, residents will always be close to help in case of an emergency.Being a relatively new development Taman Limbungan Indah was built near the main access road and does not face any problems with traffic congestion at all. The government is further improving on transport in the area by planning a bus terminal within only 1 km of the housing area, and with the KTMB base station only 2 km away residents will also be able to take the train intercity as well.

Syarikat Perumahan Negara Berhad (SPNB) is a government developer established in 1997 as a wholly owned subsidiary of the Minister of Finance Incorporated (MOF Inc.) targeted towards bringing affordable homes to Malaysians in accordance with the National Housing Objective, bringing houses to people all over Malaysia including East Malaysia. With most of their developments strategically placed, Taman Limbungan Indah is no different. Built close to the access road and public transport, residents of the neighbourhood will not need to worry about congestion. As a long time resident in Penang mentioned, congestion is not a problem in the area and neither are floods or other natural disasters. The houses in Taman Limbungan Indah were well received so that there are limited units available now, mostly those with view of factories only. According to buyers and residents of the neighbourhood, the area is relatively safe with no complaints at all of natural disaster or thefts and what not.As an investment this property appears to be a good bargain if the unit bought is in a nice location of the neighbourhood as early birds would have managed to get the houses at the launch price that was below market value, although the price is not appreciating as fast as other developments in the city centre might. Permanent residents who plan to buy the house as a permanent family home will find the houses here to their liking as the location is convenient and close to all amenities. Business owners will find the shophouses in a good location as they will be serving the 119 units of houses in the neighbourhood.
