Cassia (also known as Cassia Resort Condominium) is a freehold condominium located on the mainland of Penang in Butterworth. Developed by the Island Landcap Properties Group, this development was completed in two phases; Phase 1 in 2008 and Phase 2 in 2009. Prospective buyers will have two subtly different blocks to choose from, with the slightly older block of Phase 1 standing at 17-storey high and Block 2 from Phase 2 standing at 13-storey tall. Density at Block 1 is significantly lower with a total of 125 units, amounting to approximately 7 units to a floor. Meanwhile Block 2 has 148 units, at approximately 11 units to a floor. There are 4 or 5 bedrooms to a unit with built-ups that range between 1,130 sf and 2,509 sf. The smallest unit for sale here starts from RM360,000 while rental starts from RM900 a month for an unfurnished unit. All the units for sale at Cassia have been tenanted before, therefore the majority of them that are being sold are either partially or fully furnished, and some of them have been renovated upon as well. The partially furnished ones are mostly equipped with cabinets, air conditioners and kitchen cabinets whilst some of them have inbuilt wardrobes as well. All units come with a balcony, which will be particularly enjoyable for the fortunate few whose units overlook the sea.Cassia is a resort styled residency with over RM2.5 million worth of facilities. The condominium boasts a 110 feet lap pool, a children's pool equipped with a water slide, a gazebo whirlpool and a 25 ft high cascading water fountain. Of the less commendable but no less impressive facilities there are the jogging track and gymnasium, a sauna and most importantly the 24-hour security team. Staying here will grant residents easy access to banks, convenience stores, petrol stations, fast food chains and cafés. Children will not need to travel far either for their education as close to home there is SJKC Chung Hwa 1, SJKC Kwang Hwa, SK Bagan Jermai and many more. Convenient shopping is available at the Billion Shopping Centre and the Sunway Carnival Mall is just a short drive away. The main roads that serve Cassia is Jalan Raja Uda which connects to a cross junction where residents can get onto Jalan Siram, Jalan Telaga Air and Jalan Permatang Pauh. Commuters will find public transportation a bit more of a challenge as the closest major taxi stand is approximately four kilometres away together with the Butterworth Bus Terminal. The Butterworth KTM station is also around the area of these public transportations.

The Island Landcap Properties Group is undoubted very reliable. Their past projects Casablanca Heights and Taman Tun Hussein Onn while their ongoing projects include Pinang Laguna Water Park Condominium and Palma Laguna condominium. Their accomplishments include the Gold Award for 2nd Top 50 Enterprise Awards Malaysia in 2011. As residents of the mainland of Penang, tenants of Cassia will enjoy relatively easygoing traffic as compared to the island. However the traffic will tend to get a bit congested during peak hours, especially around the Penang bridge as a high number of vehicles will be trying to get on and off the island. The neighbourhood at Cassia might not be the most exclusive, but it is certainly less hectic hence should be more enjoyable than the city life. However within the condominium itself the facilities are certainly outstanding and strives to give residents a truly exclusive feeling. As a matter of fact, it should be mentioned that there are only very few units going for sale, signs that the condominium is very comfortable and current tenants have no wish to leave the place. As an investment Cassia will not be able to compete with its cousins on the island in spite of its superiority in design and facilities as compared to some of the million dollar developments on the island, but in the long run patience will bear fruits and the price will certainly increase. As a matter of fact, the condominium is more suitable as a home than as an investment; first time home buyers should take a look at this development as it certainly offers a lot at a very low price tag.
