Taman Bayu Mutiara is a freehold housing development located in Bukit Mertajam in the northern state of Penang. It is located on the mainland instead of the island, and is approximately 20 minutes away from the state capital of Georgetown, while the Penang International Airport is approximately 30 minutes away.The houses in Taman Bayu Mutiara consists mainly of double storey terrace houses, with large built-ups between 1,300 sf and 2,040 sf. Each house has either 3 or 4 bedrooms as well as 2 or 3 bathrooms. Buyers can usually expect to obtain houses that have already got built-in kitchen cabinets, hoods and hobs, while lightings and ceiling fans are also usually already fixed.Taman Bayu Mutiara is more or less a purely housing development with no facilities nor amenities available. There is however a surau located in the corner of the housing development that caters to the residents, while in the neighbouring residential area of Taman Sri Rambai is a wet market which opens daily.The closest shopping mall to Taman Bayu Mutiara is the Aeon Shopping Centre in Seberang Prai that is only 10 minutes away, while for more extensive entertainment residents can patron the nearby Sunway Carnival Mall that is only 15 minutes away. Banking facilities are aplenty less than 10 minutes away, as are schooling facilities. The closest medical centre is only 10 minutes away at the Bukit Mertajam Hospital.Aside from being very well connected via the inner residential roads, Taman Bayu Mutiara is located just off the main trunk road of Jalan Song Ban Keng which provides a direct route to the North - South Highway and the Penang Bridge. Public transportation is sketchy in the area with no buses or trains servicing the residential area.

    Residents of Taman Bayu Mutiara generally enjoy smooth flowing traffic throughout the day as they have good connectivity to main roads. Traffic is however mildly congested during lunch hours on Jalan Bayu Mutiara due to the T-junction, while most of the roads surrounding the neighbourhood are quite heavily congested during peak periods after work.The neighbourhood of Taman Bayu Mutiara is quite new and has attracted more of the upper middle class due to its price range and location. New buyers can as such expect a decent neighbourhood crowd. There have been no reported cases of thefts nor break-ins, although there have been complaints of illegal security barricades privately erected by the residents.Taman Bayu Mutiara looks to be a good investment not just due to its freehold title but also because of its proximity to the city centre of Georgetown despite being located on the mainland. On top of being a good investment, it also appears to be a very peaceful and tranquil neighbourhood that is excellent for bringing up a family.
