Desa Pinang 1 is a project of IJM Land, one of Malaysia’s largest property developer. Located in Bandar Sri Pinang, it is a leasehold apartment completed in October 2004; it is not to be mistaken with Desa Pinang, which is an entirely different development in Bukit Gelugor. Desa Pinang 1 stands at 6-storeys tall with 1 block consisting of 210 units. Therefore, this lower-medium cost apartment is a high-density property. Each apartment’s size starts from 620 sf and comes with 3 bedrooms and 2 bathrooms, suitable for a small family. At prices as low as RM135,000 the apartment is affordable and suitable for new families looking for a low cost home. Most of the units at Desa Pinang 1 are occupied with only a few units up for sale now. The units that are up for grabs are mostly renovated and are either partially or fully furnished with kitchen cabinets and extensions. Each unit comes with a car park, and residents get to enjoy the landscaped gardens and children will have a playground to exert all their considerable energy in. Residents will also get to enjoy the safety of 24-hour security with the apartment’s own security guards.Desa Pinang 1 is surrounded by amenities within convenient distance for residents; Tesco and E-Gate are approximately 10 minutes away for grocery shopping and there are several schools in the vicinity for school goers with SJK Moh Ghee Cawangan being the nearest at a 15 minutes’ drive away. Other schools include SJK Li Tek, SK Jelutong and SJK Kheng Tean in close vicinity. There is also the Patani Road Market and Perak Road Market for morning market shopping, Shell petrol station on the Jelutong Expressway almost outside the apartment and the Lam Wah Ee hospital a short drive away. Desa Pinang 1 is located conveniently in the city centre of Georgetown located next to the Jelutong highway enabling easy travelling for residents although traffic gets moderately congested at the Macallum street junction on the Jelutong highway during rush hour. Traffic may also be affected during peak seasons when traffic from the Penang bridge spills over onto the Jelutong highway. Public transportation is scarce as this is a newly developed neighbourhood, and the closest bus routes to the apartment are at Macullum Street Ghaut.

  • Analysis

IJM Land is the leading construction and property developer in Malaysia, incorporated on 18th April 1983 with an impressive track record nationwide. With 3 completed townships and 1 upcoming township, IJM Land is extremely successful with another 4 new launches in the urban area launching soon.Desa Pinang 1 is one of the IJM Land’s earlier projects built for people looking for a lower-cost home. Traffic congestion in Desa Pinang 1 will only affect residents during peak hours, and during this period travellers will either need to leave before or after the traffic congestion as the Jelutong Highway is the only way out of the area; not exactly the most ideal situation in case of an emergency. Residency in Desa Pinang 1 might not prove to be the most comfortable stay as long term residents have had an on-going fight with the authorities regarding a 20-year old dump site near their homes that catches peat fire frequently and causes air quality to deteriorate severely after each fire, the nearby IJM cement factory that residents claims are causing the air quality to be un-breathable, terrible road quality due to heavy vehicles moving in and out the area and flash floods around the area during rainy days.As an investment Desa Pinang 1 might not be the best choice due to the issues that residents are currently facing in the area. If the authorities were to clean up all the health hazards and the issues that residents are facing then residency in the area might prove to be more comfortable even if investment in the apartment might not prove fruitful.
