Although Bukit Dumbar Permai was built in 1998, it was well known for its good maintenance. With a maintenance fee of only RM0.13 per square feet, one only has to pay about RM110 per month for the smallest size unit, the maintenance charge is really very reasonable. The strategic location of Bukit Dumbar Permai ensures exclusiveness and privacy. Only one bus passes through this area. Therefore, it is important to have own transportation. The main access road, Jalan Tunku Kudin is mostly congested during rush hours in the evening. This is particular the case when it comes to Friday evening, the traffic can be so bad to the point that it can become standstill during rush hours, when people leave Penang through the Penang Bridge.Apart from driving, Rapid Penang bus also passes by Bukit Dumbar Permai. However, the only choice is Bus 206 that goes to Tesco Penang. Since the Jelutong town is mainly a residential area, there are many famous local food stalls around Bukit Dumbar Permai. There are also some very famous schools including SJK Jelutong, SK Jelutong and Heng Ee High School Penang. The recently constructed Jelutong Expressway connecting Georgetown to Bayan Lepas helps ease the traffic along Jalan Jelutong.Some people may have concerns on reclaimed land over underground reservoir. The stability of the building depends to a large extent of the quality of work when making the man-made hill of Bukit Dumbar. No complaint has been made so far in terms of the safety of the building structure of those residential projects at Bukit Dumbar. Bukit Dumbar Permai is a place that is suitable for couples or small size families. Some units only come with one car park space though. Basic amenities such as schools and hospitals are nearby. In addition to Tesco Penang, there is also e-Gate next to Tesco.The launch price of Bukit Dumbar Permai was from RM200,000 onwards but the market price has already been up to RM350,000 onwards. The penthouses are selling from RM500,000 onwards. How much more upside potential for investment is unknown. The demand for rental and sub-sales is pretty high. However, there are some other choices of similar size units available in other residential projects in Bukit Dumbar area.
