  • Analysis

All units at Bayswater come with two covered parking spots. If you have more than two cars, you can buy additional parking lot from the management for RM25,000 each. Or else, you can join other residents parking along the roadside. But there is a problem which there is a group of people asking for RM2 parking fees illegally if you park on the roadside. They are normally around the area at 6.00 pm until late night. Besides the gang, there is also traffic police giving summon daily for cars parked on the roadside. With Platino to be completed in September 2010, it seems the roadside will be filled with other residents' cars and caused serious traffic congestion. Some complained that facilities at Bayswater are not very well maintained. There are several complaints from the residents that the fish pond is not well maintained, lift card scan door malfunction, ceiling wood lamination in Block B waiting area peeling off and not maintained, and the staircase scan glass door broken for more than two weeks without replacement. Besides that, they also complained that the security guards are rude, mostly towards the visitor as these guards attend visitors who tried to get into the condominium after quite a while. Also, as Bayswater is located in industrialized and commercial areas, the air is polluted and unhealthy. There is a huge power plant with a big chimney next to Tesco that disposes smoke at nights, and emit power radiation to surrounding, which might affect residents' health in the long term. In terms of investment, many claimed that they have made a fortune out of Bayswater investment. But for new investment, it seems to be a bad idea as they are numerous projects around the area that will defects Bayswater's price appreciation. IJM also plans to build another condominium called Pearl Regency just beside Tesco hypermarket which is only being sold to Korean market. The subsale and rental price as of October 2014 starts from RM895,000 and RM2,500, respectively. In addition, due to global economic recession these days, it seems that the price will decline as fewer expatriates will be coming to the area for jobs. Also, expatriates coming into Penang who take advantage from the Malaysia My Second Home (MM2H) program prefer to stay on near the beach and town rather than industrial zone. For local market, it is hard to find local buyer as this property is not valued high by the banks, as they value the condominium from RM400,000 only, compared to subsale asking price of RM500,000 and above.
