The location of GL Garden is opined to be horrid as it is very far from the island hotspots. Traffic in Air Itam is bad during peak hours, especially the northbound intersection of the Thean Tek Highway and Jalan Paya Terubong; the location has also seen very little appreciation relative to the rest of Penang Island. There is little demand for the location due to it not being strategic, therefore, rental rates would be low as well.
