Analysis
When one travels along the Coastal Highway, one would notice a few blocks of condominium painted with awkward color combination on the left side of the road upon approaching the junction to Queensbay Mall. Putra Place has an odd yellow and green color combination. As there are not many (maybe none at all) buildings with such color in Penang, one might think that the condo's color combination is rather special. However, as the building's color is out of the normal range of basic color matching factors, it could be an eyesore to certain people.With a total of 626 residential units spread over five blocks, Putra Place is considered to be a high density development. With an average of about 125 units per block, privacy could probably be a problem to certain property owners. Apart from that, the facilities provided might not be adequate to cater for the total number of residents at this condo. The next factor to consider before buying Putra Place is the level of cleanliness. There were complaints by residents at Putra Place that there were dog feces within the condo compound. Even though this issue has since been rectified, potential property buyers should still take into consideration on the overall cleanliness of the condo.Due to inadequate car park spaces, many residents park their cars along Persiaran Bayan Indah on both sides of the road along Persiaran Bayan Indah. This has not only made the aforementioned road narrow but sometimes also worsen the traffic flow at the area especially when there are cars entering and exiting the condos at the same time. Other than that, the owners of cars parked along the roadside also face the risk of getting police summons as the roadside is not the designated area meant for parking. There were several complaints made by residents stating that they actually received police summons in alternate days. There have also been a number of reports on car break-in cases outside Putra Place's premise. In year 2007, one of the owner's cars was reported to have been stolen even though the car was actually parked inside Putra Place. After the incident, the management has since tightened the security. Nevertheless, such an occurrence could possibly happen again even with better security control. Apart from that, the poorly lit Persiaran Bayan Indah, where Putra Place is located, could pose potential danger.Of late, there were claims made by residents stating that some employers have purchased or rented some units at Putra Place for their Bangladeshi or Myanmar workers to stay. Even though there should not be any discrimination on the nationality or even race of the residents, certain property owners are still uncomfortable with the presence of these foreign workers, as they were often linked to the issue on safety of the public. Thus, potential property buyers should also look into this concern.As Putra Place is located near to the Coastal Highway, the units are exposed to dust and noise pollution. Even though Putra Place is located near to the Pantai Jerejak seaside, not all of its units get to enjoy panoramic views. One side of Block 1 faces a block of low cost flats and a surau, whereas another side of Block 2 actually faces the low cost flats and also the rubbish collection area. Out of the five blocks of Putra Place, only owners from Block 5 get to enjoy the sea view. This in turn has an effect on the subsale value of the units with sea view where they are much more expensive than the units from the other blocks. Pricing wise, Putra Place still falls within the normal range of condominiums in Penang Island which is around the RM540,000 range. However, with the above-mentioned concerns as well as its leasehold status, potential property buyers are reminded to think carefully. Nevertheless, if one finds that the aforementioned matters are not big issues, then this condo should be a good buy for property investment, since Putra Place is located near to Penang's FIZ and demand is expected to come mostly from working adults from the area.
