    Analysis

    Putra Marine which was completed in year 2007 has eight units on each floor for the typical units. For a condo block that only has a total of 126 units, this development is indeed a low density project. More often than not, property buyers always seek properties with low density status to ensure no privacy intrusion. Thus, in terms of the density factor, the condo meets most property buyers' requirements. Currently, there are new developments of landed properties being built at about 1km away from Putra Marine. However, one needs to take note that there are still empty plots of land along Persiaran Bayan Indah (between the new landed properties development and Putra Marine) which have yet to be developed. If there were new developments being developed in the nearby areas in the near future, this would obviously increase the overall density of the area. All units at Putra Marine come with the sea view. However, as the whole area is facing Pulau Jerejak, this condo is actually blocked by the island. Some may regard the island as panoramic view but certain property buyers may question the definition of a sea view condo unit especially when it is actually facing an island and just a part of the sea. Putra Marine's entrance faces Putra Place, another mid-range development which was developed by the same developer. Due to inadequate car park spaces, many residents park their cars along Persiaran Bayan Indah on both sides of the road. This has not only made the aforementioned road narrow but sometimes also worsen the traffic flow at the area especially when there are cars entering and exiting the condos at the same time. There have also been a number of reports of car break-in cases outside Putra Marine's premise. Though it did not happen inside the condo, potential property buyers should seriously take note of this issue to prevent any unwanted incidents. Other than that, the poorly lit Persiaran Bayan Indah could also pose potential danger to property owners.Many people believe that staying at the seaside is one of the most wonderful things in life. However, it is the total opposite for those who are staying at Putra Marine, as there are no beautiful sandy beaches along the seaside. The condo was actually built on a reclaimed land, which used to be muddy and smelly. Even though the land has been developed and beautifully designed, property owners are to be reminded that the whole area stinks especially during the low tide season. Putra Marine's strategic location which is close to the Penang Free Industrial Zone is a potential place for property investment, in terms of rental returns. Apart from that, its close proximity to amenities is also a convenience to residents. Pricing wise, the locals still find this property expensive as they believe that with the same amount of money, they could actually find similar properties with freehold status. These days, as most property owners prefer freehold properties, this is actually a drawback for Putra Marine. However, with spacious condo units, low density status, strategic location and full condo facilities, the subsale value is well justified.
