D'Ambang Kota is an old housing area located in the district of Lukut in the outskirts of the town of Port Dickson. Located north of the state of Negeri Sembilan, this neighbourhood is approximately only an hour's drive to the Kuala Lumpur city centre and approximately 40 minutes to the Kuala Lumpur International Airport. These properties sit on freehold land with unrecorded developers and completion dates.The houses in D'Ambang Kota consist mainly of single storey terrace houses, targeted towards the lower income bracket. The sizes of the homes are fairly large at 1,350 sf at extremely reasonable prices of only RM72,000. With 3 bedrooms and 2 bathrooms, the houses here are more than adequate for a medium sized family.As all the houses at D'Ambang Kota have at one point or another been occupied, most of the houses are sold partially furnished. Light and fan fixtures are the norm, while all the homes are already furnished with kitchen cabinets, hoods and hobs. Most of the houses also have safety grills installed at all windows and at the doors. D'Ambang Kota is not a gated nor guarded neighbourhood, and facilities are non-existent, not too surprising as these homes are tenanted mostly by those who work at Taman Perindustrian Perdana Lukut. The closest shopping mall would be the Giant hypermarket which is minutes away from the neighbourhood. D'Ambang Kota has a many national primary and secondary schools, for all age goers as well as many semi-private Chinese medium schools. There are many Chinese eateries around the area, and the closest medical centre, the Tuanku Jaafar Hospital, is approximately 20 minutes away. Banking facilities are scarce, and the closest bank is the UOB Bank that is an approximate 20 minutes drive away.D'Ambang Kota is located in a strategic area between both Port Dickson and Kuala Lumpur. Located just off Jalan Sepang Lukut, this neighbourhood connects easily with the North - South Expressway. Public transportation is especially non-existent in the area, therefore owning your own transport is vital in order to live here.

    D'Ambang Kota is not a very popular housing area, as it is mostly tenanted by those who work in the vicinity. As a matter of fact, the only good thing that can be said about the neighbourhood is that the residents will have a high chance of never facing traffic congestion for the whole period that they live there.The houses in D'Ambang Kota are mostly dilapidated and not well maintained, and does not hold much appeal to the eyes. However, inasmuch as this is a low cost area, the crime rate here is next to non-existent, hence, it is still quite safe to walk around outside after dark. Another pros that this neighbourhood can boast are that it is peaceful, tranquil and quiet. D'Ambang Kota does not hold much hope as an investment, even with many of the houses being auctioned off at below market value as it is rather much too far to the beaches. Whereby any buyer who is looking for a seaside home will look in Port Dickson instead. Those looking for a permanent home usually skip over D'Ambang Kota as well as it is rather neither here nor there.
