It is located slightly further out on the outskirts, and is 20 minutes away from the city centre of Melaka. Traffic around Taman Merdeka Jaya is usually clear during the daytime; however traffic picks up tremendously during peak hours due to the high density population here. Some residents have also voiced out their concerns about the many junctions on the road, which can be quite hazardous during peak hours.The neighbourhood of Taman Merdeka Jaya is expectedly busy due to its very good location close to the airport as well as the many commercial developments in the area as well. There are many vacation rentals and homestays in the area as well, catering to the many tourists who visit Melaka. Despite its high human traffic, crime rate is very low with no complaints from the residents as of yet.Houses in Taman Merdeka Jaya are leasehold, making it a slightly insecure long term investment as the government may decide not to renew its lease upon expiry. However, the houses here are worth being bought and fixed up if the buyer is interested in living here or as renting it out as a holiday home as it is very well located.
