Titiwangsa Sentral is Penang developer Monoland's first foray into Kuala Lumpur. The freehold condominium is right next to Vistana hotel and Sentosa hospital, and surrounded by shop lots. There are 2 blocks at Titiwangsa Sentral, Block A and Block B, with B having slightly larger built-ups. All Block B units are 4 abreast and face North-east (no pool view). Block A has units on both sides, with half facing North-east (pool view) and half facing South-west. The units built-up are ranged between 1,100 sf to 1,160 sf with three bedrooms and two bathrooms in each. A number of restaurants serving Indian and Malay fare are nearby Titiwangsa Sentral, including a 7-11 and a limited number of Chinese eateries. The shop lots surrounding the condominium also host sundry shops, workshops and banks. The condominium is conveniently located in the middle of the amenities.Due to its location, Titiwangsa Sentral has been a great favourite to live in in Kuala Lumpur area. The place is close to Pekeliling Bus Station that is the stop for city buses, long distance buses and two LRT line stations. Other than the great public transportation services, the condominium is also close to amenities such as General Hospital, Tawakal Hospital, Chow Kit and Jalan Tunku Abdul Rahman. Adjacent to Jalan Tun Razak, the residents will have easy access to major roads to reach Sungai Besi, Damansara, Karak Highway and the city centre.

    Analysis

    Launched at an attractive price of around RM250K, Titiwangsa Sentral motivated many buyers due to its proximity to the Titiwangsa LRT and buses. Since its completion, there have been varyings price offers for the units. As of recent, there was a RM600K offer for a corner unit. Fully-furnished condominium rental rate can reach RM2,600. It was definitely a well-spent investment for the buyers.One curious feature of Titiwangsa Sentral is the positioning of the entrance directly across from the entrance to Sentosa hospital. This entrance is also almost the furthest away from the LRT, although there might be a second non-car entrance closer to the LRT. Most conventional Feng shui advocates dislike locations so close to hospitals, so it is baffling why Monoland decided to compound the issue by locating the entrance this way. Not to mention the number of potholes one has to endure to reach the condominium.There have been several serious issues between the management and the residents. The elevators are reported to be constantly out of service; usually only two are working at a time. Furthermore, the Astro reception can be poor at times but there was no one available to repair the Astro repair booster. The gymnasium is also in a poor condition with the air conditioner and ceiling fan barely working, not to mention the equipment themselves. During heavy Kuala Lumpur rain, the water level can reach ankle-deep in the parking lots.Titiwangsa Sentral is not ideal for raising a family, especially at night time where the area is a bit dodgy. However, the working personnel without personal mode of transportation will find that the location is ideal for them. Moreover, the place is within walking distance to the hospitals, making it perfect for nurses and attendants who have to work shift hours.
