    Analysis

    KLCC is only 10 minutes away from The Tamarind, provided there is no traffic jam, as we all know that Sentul area is quite prone to traffic jam. In terms of accessibility, you can use via Mahameru Highway, the North-South Highway and the future DUKE Highway to get around the city. But if you feel like walking, KTM Komuter train station and the STAR LRT station is just a walk away from The Tamarind, making it even easier to go around the city. YTL did mention about the development of the Sentul Skywalk in the future, an elevated pedestrian walkway for easy connection to the public transports and also an active retail strip that will be the modernization of Sentul.Sentul East, unlike Sentul West, the inner part of the area looks much better than the outer area where the local, old fashioned Sentul is. However, The Tamarind in Sentul East will not get to enjoy the private park, so landscape view is not as impressive as Sentul West. And Sentul East faces some rundown shop units that can be a sore eye to some. Then again, that is the unique part about being in Sentul East, the outside may not be that awesome, but at least there is some trendy view inside. The Tamarind is situated in a convenient location just opposite to the Station Square, next to its younger sibling The Saffron, and in within walking distance to amenities such as shops, cafes, grocery stores and the hypermarket in The Boulevard, all of which are part of the Sentul Masterplan in progress. There is a huge piece of 291-acre land surrounding the old Sentul train station, workshop, and the other pieces of prime land that has now been acquired by YTL. And that is where the subsequent developments will rise up to continue the revamp of Sentul. For home buyers who wanted to own and stay in The Tamarind, it is not too bad considering that it is near to the city center but for the particular ones, they will need to bear in mind that Sentul is still not an upmarket area. For the investors, the rental is reasonable and affordable compare to The Maple, which is understandable looking at the finishing units and scale of the landscape in Sentul West. Now, there are barely a handful of units left over from this project.On June 10th 2005 when the development was complete, Dato' Yeoh the Chairman of YTL mentioned in the news, that the capital appreciation of The Tamarind has increased by 45% from its original launch price since all the elements of Sentul Masterplan has been flourishing rapidly. Transacting at RM260 psf in that period of time, the appreciation of The Tamarind is proving itself as a development being the choicest of property complements with the most complete of facilities, making this development not just for home buyers but a great investment for investors as well.
