    Analysis

    At one time, Pantai Dalam area was occupied by the squatters and kampung (villages). The YTL joint-venture with DBKL however managed to relocate the squatters to the low-cost units at Kondo Rakyat, which were built by YTL. The first phase of Pantai Hillpark was really low density with only 20 units per acres and it was selling very well. The success of the first phase gave motivation to the developer to develop the second phase in 1995, which is Pantai Hillpark 2. As usual for all YTL projects, all the 747 units at Pantai Hillpark 2 were sold in the day it was launched. Pantai Hillpark 2 will be a good buy for own stay or investment given that the development is situated at central location, whereby it is easy and hassle-free to access to major town areas. Furthermore, the decent management coupled with the decent security also contribute to its high demand. However, some of the drawbacks of are its location is situated quite close to low cost flats and its leasehold tenure. Furthermore, Pantai Hillpark 2 offers a good return of rental to investors, with some of the furnished units getting rental as high as RM1,800 per month. Generally, it suits those student who study in Petaling Jaya area, and city dwellers who are working in Kuala Lumpur City Centre and Petaling Jaya.
