Analysis
Avant Court is nicely tucked away in a quiet end of Taman Sri Sentosa. The area is peaceful and breezy with the river flowing in front of the unit and plenty of facilities to enjoy within the compound. However, it is also located alongside high-tension wires. Though there is no concrete proof over the exact health effects of living near high-tension cables, there is no doubt that there is an electromagnetic field generated by the current. Another item of concern was that Avant Court runs right up to the riverbank (Klang River). Township bylaws require a 30-metre setback from either side of a river to provide a safety buffer against floods. While much of the Old Klang Road area has been mitigated and floods are unlikely to recur, the lack of buffer zone makes the location of the apartments a bit too close for comfort to the riverbanks. While the developer of Avant Court is unknown, the tenure is leasehold with about 70+ years remaining. The surrounding areas and the majority of Old Klang Road being upgraded have definitely increased the value of the property. Tenure renewal would also not cost much to investors. Accessibility to PJ and KL from this location is also quick and easy.
