It is another project by Sunrise, which completed in early 2009. Mont Kiara Meridin is built with modern architecture and design concepts, which overall looks immaculately white and glassy. This residential is a one building block housing a total of 216 condominiums and 12 suites. It offers three sought after unit sizes; 1,787, 1,973 and 2,513 sf, and 12 exclusive Cabana suites. Mont Kiara Meridin features many modern facilities, including a "Floating Gym", which is a glass-featured gymnasium built on a 50-meter lap pool. Besides that, it also features a recreational deck that offers a private lounge and a children's pool. There are also tennis court, children's playground, BBQ deck and multi-purpose hall. Each unit is equipped with water heater, air conditioning, shower screens and kitchen cabinet. Plus, it is also equipped with a LCD panels in master bathroom.     Analysis

    Sunrise is a major developer for Mont Kiara residential and commercial developments. It is a public listed company in Bursa Malaysia Main Board. It is ranked among the Top Ten in The Edge Malaysia's Top Ten Property Developers Awards for five consecutive years (2003 - 2007); thrice winner of the FIABCI Malaysia Property Award in 2005, 2001 & 1997 for Best Residential Development; and is listed as one of Forbes Asia's Best Under US$1 billion turnover public listed companies in 2005. Despite of Sunrise's track records of delivering high quality workmanship and material, there are some complaints about the timber flooring for each bedroom. The complaint claims that there is fungus at the end joint of each board. Besides that, those timber boards are also having waviness, just like cheap laminated timber flooring. Among projects developed by Sunrise are Mont Kiara Aman, Mont Kiara Astana, Mont Kiara Sophia, and Laman Suria. New residential developments include Mont Kiara Banyan, Kiara Designer Suites and The Residence; as well as on-going 11 Mont Kiara and 10 Mont Kiara. One of the main issue about Mont Kiara Meridin is its immediate location which affected by the North South (PLUS) highway which is just behind the condominium. Except for the largest type that faces Mont Kiara Bayu and Mont Kiara Banyan side, residents will suffer noise and air pollution being facing the highway. Worst, residents have to witness the long traffic queue at the Jalan Duta toll plaza as well as honk, engine noise and air pollution from these vehicles every morning. The toll plaza is just located few hundred meters away from the condominium. This explains why some units at Mont Kiara Meridin are traded far below the market price, as these units are most probably the ones that facing the highway directly. Also, this is among the main reasons why some units were not sold out within weeks after launched unlike other Sunrise's projects. Even a year after Meridin was launched, it was reported only 70% to 80% units were sold. It is probably Sunrise's slowest selling development. Mont Kiara Meridin is just about 20 feet away from the under construction 28 Mont Kiara. Views from Meridin might be completely blocked by the new development, depending on your unit facing direction. As the construction work begins any time soon, Mont Kiara Meridin will not be so pearly white anymore.
