Kuchai Avenue along Jalan Kuchai Lama is in a matured and very established neighborhood that is Kuchai, on the outskirts of Kuala Lumpur city. Developed by Akisama Properties & Construction on a 5 acre piece of land, this mixed commercial development was completed in 2010. Surrounding Kuchai Avenue are existing low-cost mid-rise apartments and condominiums. Kuchai Avenue consists of serviced apartments above a shopping mall, which is part of a larger commercial development. Basically, there are 2 levels of commercial shop-offices, plus 24 levels of serviced apartments. Although the master bedroom at Kuchai Avenue is not big, there is an alcove which is suitable for a built-in walk-in wardrobe. The 2nd toilet and bedroom 3 is also small. However, the dry kitchen, wet kitchen, and the balcony are decent sized. Finishing at Kuchai Avenue include skim coat ceiling, ceramic wall tiles for the kitchen, bathroom, dining, and living rooms; laminated timber floors for all of the bedrooms, and a decorative solid fire rated main door.     Analysis

    The original launch price of the serviced apartments at Kuchai Avenue was RM146,500 onwards but this price does not include car bays. Additional car bays are available for RM20,000 each. Residents are limited to buying 2 car parking bays. The maintenance fee is 13sen psf, or RM121. For investors who got in early, a number of freebies were provided (with T&C of course). These freebies included a free smart card system, 2 water heater units, 2 shower screens, 3 nos air conditioning points with piping, bathroom and kitchen floor tile upgrades, as well as free legal and stamping fees.Kuchai Avenue is a mixed commercial residential development, however it is not suited to everyone. These serviced apartments are suitable for first home buyers and small families. On the plus side, the prices are competitive and will increase in the long-term once the neighboring business park is completed. In addition, lucky investors who purchased early received a lot of nice freebies. It is also close to the city and is easily accessible.Currently there are many shops open - Dim Sum shop, Chinese restaurant, Cafe, 99 Speedmart, 7Eleven, Pet shop, Child care center, Kindergarten, Stationary shop, 2x ladies Spa / Beauty centers, 2x Internet Cafes (1 renovating), 2 laundry shops, 1 snooker center and couple business offices. Beside Kuchai Avenue, a new 24x7 Tesco-like mall opened in May 2011, called NHK with one mamak stall in it. It also has a underground car park which charged RM3 every day.On the negative side, the price of the serviced apartments at Kuchai Avenue does not include car park. A family will have at least 1 car park, which means that the real price is actually RM166,500 (or RM186,500 if 2 car parks are purchased). For those who cannot afford the car parking bays, the street will be further congested by street parkers. Others problems include the Management office charged a fixed rate of RM30 per month for water and there is only 2 lift servicing one block. It is very crowded for block KA1 and KA2. Block KA3 is better as each floor only have 8 units.
