    Analysis

    Most of the tenants at Villa Puteri are expatriates; students from European countries as well as the Middle East. Not only that, the condominium is also run as a serviced apartment by Karima Condo Services for short-term (from 3 months) and long-term (1 year onwards). Villa Puteri is well maintained by the management and its security is strict. However, Villa Puteri had one problem; it was affected by flood some time ago, which occurred after thunderstorm and heavy rain; about once or twice. The major one is in year 2009 which flooded the whole PWTC area. Other than that, it is just rising of water level at the river but does not cause floods. The problem has since then been resolved after the government's effort to solve the city flash flood problem. No cases have been reported as of 2014.Traffic jam is a common issue living in the city hub, Villa Putri is not exempted from suffering the same fate. The roads nearby are congested during peak hours and whenever there is an expo and convention at PWTC. There used to be road trespassing issue between Villa Puteri and the developers of Regalia. The developers allegedly closed of some of Villa Puteri accessed road and built a flyover beam that intrude their airspace.In terms of investment, Villa Puteri is a good cash cow to deliver high rental yields at about 6% up to 9%. It was claimed that the demand for rental will deteriorate in near future once Regalia is completed due to freshness factor. However, that hypothesis is refuted as a unit that was asked for RM199 psf in 2005 is currently being asked for RM500 to RM600 psf in 2014.At time of writing, The Mall is currently under renovation and upgrading work. After rebranding, it is now known as Sunway Putra mall. The Mall is now known as Sunway Putra Mall and is expected to operate again by end of 2014 or early 2015.
