    Analysis

    Residents at Casa Mutiara are a mix of expatriates from Middle East and China mainland, and locals. Some of the residents claimed that these foreigners do not have manners – which they litter rubbish everywhere, smoke within non-smoking area, talk loud and play loud music. But some residents said that they are really happy living here. Besides that, some claimed that Casa Mutiara is well maintained by the management. However, there are a few people complained about its security where outsiders can easily get into the condominium. Not only that, back then in October 2009, there was a fire in a unit here. The residents claimed that there was no response from the management team to alert the residents. The surrounding area around Casa Mutiara is relatively old, having built just beside some landed freehold properties. Unless the whole freehold area is going for an en-bloc, the old houses could be an eyesore to residents. Besides that, the road leading to Casa Mutiara from the main road is very quiet at night and it is not very well lit.Despite being surrounded by run-down houses, the demand for rental is still high. Just like other studio and small apartments in town, owners are gaining good rental yield at about 7% up to 9% (higher yield is derived from short-term stay). It is not hard to find tenants though since Casa Mutiara is quite famous among local businessmen and executives, as well as foreigner travelers. Why is it favored? It is simply because it is cheaper than hotels and serviced apartments located within the city, and just minutes away to LRT station by foot. It is a worthy investment.Casa Mutiara is good for investment but not really for own stay. With train tracks just in front of the building, the noise can be unbearable if you do not have sound proof windows and doors. Second thing to note is the not very effective walls between units. You can hear clearly when you neighbour speaks, even in normal conversation tone. Majority of tenants are foreigners, not expats.
