Analysis
It is amazing to know that Mayland managed to put together another project in Kuala Lumpur by developing Parkview, despite disappointments from their previous projects in Sri Hartamas and Jalan Kuching. Of course this was done with the help of Martego. Consequently, many were more careful when purchasing units at Parkview. Location can be an encouraging factor to buy a unit here, but the traffic flow in KLCC is not very smooth. It would be difficult to go in and out of this apartment. Besides that, to get to the entrance of the apartment is not easy, as one has to walk a long way round the building before being able to get to the entrance. Compared to the nearby Kirana Residence and Marc Service Residence, Parkview is much cheaper. The launch price started off at about RM680 to RM700 psf. The subsale price of a unit as of September 2014 starts at RM570,000, which is quite reasonable for a serviced apartment in KLCC. The neighborhood around Parkview includes Kuala Lumpur's infamous clubbing street Jalan P Ramlee, which is located just in front of the serviced apartment. For family occupants, having nightclubs next to your home is not a very good idea. This is because these nightclubbers sometime goes out partying until the wee hours in the morning, causing some noise disturbance. Education in KLCC is not very easily accessible, therefore Parkview is not an ideal home for raising a family. The nearest schools will take about half an hour to an hour drive from the apartment, depending on the traffic situation. No doubt there is availability of public transportation, but with alarming crime rates these days, no parent would want their child to take the public transport alone. Parkview would suit best for those who want to stay temporarily in KLCC, such as expatriates working in the area. They could just walk to their office nearby without ever needing a car, and hit the fitness center after work, all within walking distance. They could even hang out at various nightclubs on weekend nights without ever having to worry about driving under the influence. Very convenient!
