Analysis
The Loft (Suasana Sentral Loft), stands very close to Suasana Sentral Condominium. Most claim that one can see through the inner unit of each other which is not convenient for those units. Due to The Loft development, there are over 1,000 units available on such small land making the area very high density.Views from any of the units at Suasana Sentral Condominium are not very soothing to the eyes. The worst view is facing The Loft directly, but most units here are facing The Loft even though not directly. This situation makes the units really dark. There is some vacant land around Suasana Sentral Condominium, and for sure these spots will be developed soon in the future following the whole KL Sentral master plan. In fact, there is a mixed development plan right in front of Suasana Sentral Condominium called 348 Sentral, comprising of a 30-storey south office wing, a 24-storey north office retail, and a 21-storey exclusive service residence.As stated, the whole KL Sentral development comprises of seven lots. Currently,several developments are under development, namely Lot B, C, D, E, G and J. Lot G located besides Suasana Sentral Condominium, meanwhile Lot J is located behind it. Lot G is a mixed commercial development that consists of a shopping mall and office tower. On the same lot, there are also a boutique business hotel and another two office towers being built. Lot J development comprises of UEM Corporate Headquarters, MIDA Corporate Headquarters, SSM Corporate Headquarters and Quill Capital Trust Office. Traffic congestion at nearby roads is terrible and the whole neighborhood is getting more chaotic every single day. The residents claim that the outlet patrons park their cars in the middle of the road, which block all entries from the KL Sentral to the condominium. Besides that, buses are parked illegally on the roadsides. If you are opting for a unit, it is best to opt for units that face Suasana Sentral Loft's pool and the hill, than Jalan Tun Sambathan. This is because units facing Jalan Tun Sambathan suffer bad air and noise pollution due to the commercial activities and crowds of vehicles passing by.The price of Suasana Sentral Condominium has not appreciated very much past several years. But there is still room for the price to escalate further due to the increasing number of office blocks in the area. Investment wise, it would wiser to opt for studio units from The Loft to gain better rental yield and capital appreciation in the area. These units attract lots of executives and expatriates for short stay.
