    Analysis

    On the outer look, 38 Bidara shows off its modern and classy architecture that appeal anybody who passes by. But on the inside, some owners claimed that it suffers poor workmanship due to low quality of materials used and low ceiling. Besides that, they also complaint about it has bad layout designs as well as bad Feng shui. Another drawback of 38 Bidara is the purchased unit does not come with any parking bay. Residents are required to rent the parking lot for RM150 per month each. Parking problem can be evidenced by the rows of illegal parking in-front of the residential. In terms of its location, 38 Bidara is not very well located. Parts of the units suffer bad view as they are facing the air conditioner compressors of Istana Hotel. Besides that, some of the units are facing low-cost flats which also located near to the residential. The desirable units are the ones above the swimming pool, and another faces KLCC and Lot 10; both are corner units. For future tenants and investors, it is highly advisable to consider high floor units to get rid of the noise from the air-conditioners as well as the bad smell of the rubbish dump below. There is a new completed residential within a stone's throw away from 38 Bidara, called One Residency. Even though One Residency is tagged with higher rates, it is better located as well as offering exclusivity to the residents and larger space options. With a new player in town, it will affect 38 Bidara negatively, as future and current tenants might opt to reside in One Residency. Besides, there is also a number of residential within the vicinity including Menara Bukit Ceylon, Seri Raja Chulan, and Downtown Condominium.In terms of investment, most owners of 38 Bidara claim that they have to struggle to get tenants unlike surrounding residential, which is highly accepted by tenants. Thus, if you really like to put your money on Bukit Ceylon properties, do consider surrounding residential such as Angkasa Impian 2 and Somerset (Seri Bukit Ceylon).

    38 Bidara的外观尽显高贵,其时尚的设计让路人的眼光都不自觉聚焦在它身上,惟其差劲的室内设计和造工,令不少屋主大吐苦水,他们投诉指天花板偏低、建材品质欠佳、款式设计及风水都不好。此外,单位没附送停车位,居民需额外租用车位,每个月租金RM150,看到公寓前停满了非法停放的车辆,足以证实此公寓存在停车问题。就地点而言,其实38 Bidara部分单位看不到KLCC全景,反而面朝着Istana酒店的空调压缩机,另一些单位则朝向附近的廉价租屋,实无任何“享受”可言。只有高于游泳池的单位,才可俯瞰KLCC和Lot 10旖旎的景色。因此,潜在租户或投资者,需谨慎挑选单位,若是面对空调压缩机,其嘈杂声让人难以安宁,且还要忍受低楼传来阵阵的垃圾臭味。距离38 Bidara咫尺的新住宅项目One Residency,虽然价格比38 Bidara高,但单位较宽敞。新竞争对手的出现直接影响38 Bidara,因为未来或现有的租客很大可能会考虑搬至条件更好的One Residency。另外,这区还有不少竞争者,包括Menara Bukit Ceylon、Seri Raja Chulan和Downtown Condominium。投资方面,38 Bidara多数业主直言,不像邻近的其他公寓般大受租客青睐,38 Bidara很难出租。因此,如果你还是想投资位于Bukit Ceylon的房产,可考虑Angkasa Impian 2和Somerset(Seri Bukit Ceylon)。
