Analysis
This gigantic development is the country's second biggest commercial complex after the Petronas Twin Towers. The development of Berjaya Times Square began in 1995 and would have been completed in 1999 at first. However, due to the Asian financial crisis in 1997, the project was almost being abandoned but it survived the suffering period and this was only completed in June 2003. Berjaya Times Square utilizes a central shaft for its air conditioner and ventilation system for the whole building. This creates a massive problem which lower level occupants enjoy cooler air than upper level occupants as hot air rises and cold air sinks. Not only that, air conditioner is channeled from two sides of the cores, thus middle portion of the floor will enjoy least cool air from the air conditioner.The residential unit at Berjaya Times Square does not come with any designated car park. Resident is allowed to rent a car parking space for RM120 per month each. But, there is possibility that the management can increase car park rent rate at anytime. The surrounding area of this massive development is not very well. At the back of the building, there are numerous old buildings and rows of old shop lots. Just besides it, across Jalan Pudu is the old Pudu Jail which will become a modern development in near future. Meanwhile, in front of the "Square" are surrounded by shopping centers which mostly filled with massive crowds of yuppies and teenagers.Jalan Imbi and its surrounding roads are very congested at most of times. This problem is worsened during weekends as huge crowds drive to these shopping malls to spend their weekends. You might get stuck in the traffic for hours while struggling along Jalan Imbi, Jalan Hang Tuah, Jalan Pudu, Jalan bukit Bintang and Jalan Sultan Ismail during these periods. There are also quite a number of serviced apartments located in the city. Most are located surrounding KLCC or Bukit Ceylon. Residential that located as close as possible to the KLCC would be better demanded than others. With such high price tag, potential tenant might be more inclined to look for residential surrounding KLCC.Even though Berjaya Times Square is crowned as the 13th biggest shopping mall in Malaysia, it is not even in the top 10 list of the best shopping malls in Malaysia. In fact, there are plenty of initial commercial tenants who have already made their way out of the square, and it is believed loads of current tenants are still struggling inside as well. As for the residential, the price did not escalate very much ever since it was completed for more than 5 years now.
