If you are driving, thus you can utilize Jalan Tun Sambathan to get into KL city center which is just minutes away from the area. Just along Jalan Scott, near to Villa Scott is Sri Kandaswamy Kovil which is one of the most prominent Sri Lankan Tamil or Ceylonese Tamil temple which is 104 years old. Other temples nearby include Buddhist Maha Vihara Temple, the Arulmigu Sree Veera Hanuman Temple, and the Sri Sakthi Karpaga Vinayagar Temple, which are all located at Jalan Berhala. The Lutheran Zion Church is also located in Brickfields since 1924. For Muslim at Villa Scott, there is a surau located on Jalan Sultan Abdul Samad called Madrasatul Gouthiyyah which mainly attended by Indian-Muslims. Not only that, Brickfields also house the 50 year old Three Teachings Chinese Temple.

    Analysis

    Even though Villa Scott is strategically located within Kuala Lumpur, the surrounding looks a little bit lousy as it stands besides the river bank. Being located next to the river bank, there is a slight chance that flood will occur during thunderstorm season. Even PWTC was previously hit, thus it is possible that Villa Scott will suffer as well. In addition, Villa Scott is also near to Jalan Syed Putra which connects to the Federal Highway. The road is among the busiest road as it is the main road for people to commute to the city centre from Petaling Jaya, Subang, Shah Alam, Kelana Jaya, and others. You can see massive of cars passing through the road every single day and getting stuck in traffic during peak hours. As Villa Scott is located near to the main road, residents have to bear noise and air pollution caused by these vehicles. Villa Scott is managed and maintained by YBR Burgess Rawson, a reputable property management company. Back in previous several years, there are about one or two burglary incidents and the management took proactive actions by changing the security company and implement access system. One thing that the management fail to maintain is the children's playground. The playground is still accessible, but all equipments are unusable.One of the main concerns about Villa Scott is its very high maintenance cost which is RM0.35 psf considering its high-rise nature; it should not even be more than RM0.25 psf. If we compare this rate to other residential in other areas, we can find that Dorchester in Hartamas charges RM0.25 psf and Mont Kiara Damai charges RM0.30 psf. Right in-front of Villa Scott, there is a newly developed high rise condominium developed by YNH called 633 Residency which was completed in the end of 2008. It features build-and-sell concept and priced around RM600 psf. This would definitely increase Villa Scott’s price as it will be revalued and compared to 633 Residency. Even though people love getting a fresh and new development, but for 3 times lesser, people will prefer to choose Villa Scott instead. Investment wise, purchasing a unit of Villa Scott is a wise decision as it offers high rental yield. Besides that, the area seems short of supply considering massive commercial activities in the area and there is no vacant land available for future residential development. Therefore, demands will either maintain or increase by time to time. Thus, as a secondary market purchaser, one will continue to enjoy high rental yield despite of recession occurs as more people will opt to live near public transportation hub to cut cost on transportation commuting to work.
