    Analysis

    Residents of Gurney Heights are majorly Malay, for about 70% out of the total occupants. Others include Chinese, Indians and a number of expatriates, including Arabs, Eurasians and Koreans. Bad quality and low finishing are the main disappointments by the owners and residents of Gurney Heights. Whenever they blame the developer, the developer keep pointing finger to the previous ones. In 2006, there was a report in The Malay Mail which highlighted the problems faced by the residents. Problems faced by them include car park, sluggish security and poor maintenance services. There were several break-ins happened in Gurney Heights during the time, and residents claimed that strangers were allowed to walk-in easily and abused the condominium facilities. In order to solve the issues, the developer had reduced car park lease for RM50 monthly from original RM100. The area surrounding Gurney Heights is not an exclusive area for a condominium living. It is surrounded by Malay villages and flats. There are also a number of army barrack camps neighboring Gurney Heights. The price of Gurney Heights has not appreciated much, as the price is quite stagnant at RM205 psf. Moreover, there are several units can be found in auctions with reserve price around RM170 psf. Interestingly, its rental yield is very appealing for investor, as a unit can be rented for around RM1,600.
