Menara Duta 1 is an old condominium dated 10 years back residing in Segambut. The enclave borders Mont Kiara and Jalan Duta, which is the medium-class residential suburb in Kuala Lumpur. Menara Duta 1 is located across Menara Duta 2. There are a number of condominiums nearby, namely Anggun Puri, Changkat View, Prima Duta, and Sutramas. Menara Duta 1 is also near to French International School which known as the Lyce'e Francais de KL and other government schools including Sekolah Kebangsaan Segambut Makmur, Sekolah Menengah Kebangsaan Kiaramas and Sekolah Kebangsaan Hartamas.     Analysis

    One of the problems about Menara Duta 1 is its developer MBF Property, which was bankrupt. Due to the developer's status, there will be some difficulties to get housing loan on any unit of the condominium due to the bank internal mortgage criteria for the property.Thus, it is will be hard for anybody even potential buyer in the future to buy a unit in Menara Duta 1. But some claimed that they have not encountered any problem with the transaction at all.Besides that, Menara Duta is not maintained very well by its management. Even though they keep daily cleaning service and proper security, but there are complaints about dirty visitor’s toilet. Also, sauna provided is also closed most of times. Looking from the outside of the compound, you can evidenced dull paint colour on the building. You can even see the some cracked on the outer building from far. But the facilities seemed to get a fresh coat of paint not very long ago. Worst still, Menara Duta 1 lacks of sinking fund as it did not follow HDA 2002 requirement to have at least 10% of sinking fund for major renovation. Therefore, one cannot expect major renovation made in the future that will increase its value.There is a school behind of Menara Duta 1. It is quite irritating as you will hear the bell every morning and later during the school period. Not only that, if you have a low rise unit which facing the school, you may suffer noises made from those students. There are loads of cars parked in front of the entrance, which mostly owned by Menara Duta 2 residents, or residents who have more than 2 cars. All units of Menara Duta 1 come with 2 car parks, and there are 25 visitor parking lots available. But if you have more than 2 cars, or the visitor parking bays are full, you can park on the roadside. Don't worry, there are no traffic police will issue traffic summon for it. There are numerous accesses to the area. But if you are working in KL, you have to suffer rough traffic in Jalan Duta or Jalan Kuching on your way to work. Although there are a number of condominiums sharing the same road access, the traffic is still manageable before you get to the main road. Plus, there are also plans to upgrade Jalan Segambut into a 6-lane dual-carriageway. As for investment, Menara Duta 1 does not offer you high rental yield or capital appreciation. The price itself has declined over few years back in 2006 and does not appreciate much ever since due to new residential developments in the area. Perhaps the price will appreciate after the opening of DUKE highway.

    Menara Duta 1虽然每天有专人进行清洁以及保安工作,但看来管理方面表现欠佳,因为访客使用的厕所经常被投诉很不卫生,桑拿浴室大部分时间都没有开放。大楼外观颜色乏味,墙身龟裂。寓所后方是一所学校,每天早晨必须忍受学校上课下课的打钟声。低层的单位甚至面对更严重的学校噪音污染;而寓所入口处停满了其他公寓住户的汽车,主要是来自Menara Duta 2的住户。Menara Duta 1每单位附带2停车位,以及25个访客停车位。若每单住户拥有超过2辆车,而访客停车位又爆满,就必须把车停在马路旁,所幸这里没有交警来抄牌。以投资角度来分析,Menara Duta 1的资本增值或租金收益不高,并於2006年前后几年房价屡屡下跌,加上新楼盘涌现,其增值进度更为缓慢,惟大使路淡江大道通车后情况获得改善。
