Analysis
Villa Seri Puteri is a joint venture project between Amber Resources and DBKL, and is sitting on what was previously a mining pool. The launch price began at about RM218,000 for the smallest unit; but buyers were required to pay an additional RM20,000 for built-in kitchen cabinets, plaster ceiling and other installations like heater and air-condition power points. Higher-floor units that had a view of the KLCC were priced an additional RM15,000 – RM20,000. The area is surrounded by many low-cost flats and apartments. Villa Seri Puteri and Pertama Residency are the latest properties aimed at increasing the value of the area. A big draw to tenants and residents there is the closeness to the LRT station. The convenience of being able to take the LRT to school or work and not needing to drive is a big reason for choosing the property. Villa Seri Puteri though is situated near high-tension wires, where there is concern of electromagnetic field generated by the current. That however, did not deter buyers as most of the units were sold out within the day of the launch, in July 2010 as many considered the convenience of the nearby LRT station. Just 5 stops away from the nearby Maluri LRT station, is the new Bandar Tasik Selatan integrated transport terminal which provides connectivity to the KTM Komuter, ERL, LRT and other bus operators.
