Pertama Residency (also known as Pertama Residency Designer Suites) is an exclusive modern designer suites. It is located right at the junction of Jalan Loke Yew and Jalan Cheras, mere minutes from KL city centre, Taman Maluri and Cheras areas. This is the maiden residential project by its developer, Evolusi Bina. Previously they have done USJ Nine19en and Digital Mall in Section 14 Petaling Jaya.Pertama Residency houses 312 studio designer suites, each measuring 610 sf. Bottom level of the building is for shops, next 5 levels for parking bays, and the other remaining of 13 floors are studio suites. It was launched on 18 March 2007 and expected to be completed in the end of 2009.Each unit of Pertama Residency is fully furnished with contemporary themed interior design. The living area comprises of a TV cabinet, a 2-seater sofa, two chairs with a coffee table, a 32" LCD TV (offered for buyers during grand launching) and 1-HP air-conditioner. Each kitchen is fitted with a set of kitchen cabinet, a washing machine with dryer, a fridge and a kitchen hood. The bedroom comes with a wardrobe with mirror panel, bed and mattress, two side tables and a 1-HP air-conditioner. A private Jacuzzi is equipped in the bathroom together with a water heater. Besides that, residents also get to enjoy WiFi connectivity. Location wise, Pertama Residency is strategically located within 15 minutes walking distance to Maluri LRT station and Jusco Taman Maluri. You can shop your household needs from Jusco Taman Maluri. Alternatively, you can take a short drive to Tesco Extra or Leisure Mall. KL Downtown Night is located just meters away from the condominium. There are two recreational parks located nearby, namely Taman Tasik Permaisuri and Pudu Ulu Park. Kuala Lumpur Swimming Complex and Bandar Tun Razak Sports Complex are also located nearby. Moreover, Hospital Universiti Kebangsaan Malaysia is located only within few kilometres from the condominium.In term of accessibility, one can utilize either Jalan Loke Yew or Cheras to the city centre. Also, one can head towards Jalan Cheras and access Cheras-Kajang Highway to reach the rest of Cheras neighborhoods, Kajang and Seremban. Plus, you can utilize East-West Highway (Lebuhraya Hubungan Timur-Barat) (access via Bandar Tun Razak) to reach Mid Valley City and its surrounding area. KESAS highway is not very far as well, you can utilize it to reach Subang, Shah Alam and Klang.

    Analysis

    There are 2 general layout options available from Pertama Residency, with balcony or without balcony. But it is a very narrow balcony, so do not expect to lie down on your lazy chair and read newspaper during weekend. In terms of view, it depends whether your unit facing Kuala Lumpur or Cheras neighborhood. One of its major drawbacks of Pertama Residency is each unit does not come with any parking bay. You can purchase the parking bay or renting it. It is priced at RM50,000 for purchase and RM960 for rental per annum. Alternatively, you can illegally park your car along the roadside. Besides that, it charges 25 sen psf for its maintenance fee, which is quite high comparing with others within the same league. Even the maintenance fee of Ampang Putra Residency is tagged at 20 sen psf with similar facilities, and almost similar pricing for its studio unit. The traffic surrounding Pertama Residency is crammed at most times. Expect long hours drive as you drive along Jalan Cheras and Jalan Loke Yew. Perhaps, commuting to work via LRT is the best option than driving.As the project is almost complete, most claimed that the workmanship delivered is good. And some complained about lack of quality on the materials used as the developer used white tiles instead as marble design tile. But nothing to shout about before they pass the keys to the owners around September and October 2009.Investment wise, the pricing of Pertama Residency will definitely hoop to at least RM330 psf once it is completed. In terms of rental, some owners set their hopes high to tag their house from RM3,360 per month, similar to PGRM's Sri Cempaka Service Suites, which seems impossible. Somewhere around RM1,500 seems more doable.

    Pertama Residency拥有2款户型供选择,即分别是配有露台和无露台设计。但此露台非常小,故不认为你会有兴致在周末到露台处、躺在懒人椅上看报纸。至于从露台处看到的景色,则取决于你的单位是朝向吉隆坡或蕉赖邻区。此公寓其中一个缺点是每个单位都没附送停车位,你要购买或租用停车位,购买价为RM50,000,每年的停车位租金则是RM960。若你不要购买或租用车位,则要被逼非法停车在路旁。管理费为每尺25仙,以此区同等级别的公寓来做比较,此管理费属于偏高。即便是Ampang Putra Residency,也只收每平方尺20仙的管理费,它与Pertama Residency提供相似的公寓设施,且两者的studio单位价大致相同。在多数时间,Pertama Residency附近的交通状况都很恶劣,由于需使用Jalan Loke Yew和Jalan Cheras出入,所以必须预算更长的驾驶时间。或许,乘搭轻快铁上班是更好的选择。当年在项目即将完工时,多数屋主都对其手工满意,但也有些买家投诉其建材素质欠佳,因为发展商使用的是白瓷砖,而非大理石设计的瓷砖。投资方面,Pertama Residency 的价格定能在建竣时突破每平方尺RM330;在租金方面,有些买家预设每月可出租RM3,360,即与PGRM的Sri Cempaka服务式套房享有一样的租金。然而,这看似不大可能,若把月租期望降至约RM1,500,如愿的可能性比较大。
