Kenny Hills is a sought-after location and famous for its low density development. The neighborhood is always labeled as the area for top CEOs and ministers in Malaysia. Of course, owning a piece of Kenny Hills would let you feel like one of them.Tijani 2 North is the successor development to Tijani 1 that comprises of 33 vacant lots for bungalows, whereby each land area ranges from 13,000 to 54,000 sf. After Tijani 1, Bolton developed Tijani 2 South which comprises of 44 semi-detached homes, and still remains an oasis of greenery. Bolton is currently planning to develop Tijani 3, comprising of 100 units of condominiums. Even though Tijani 2 North is strategically located in an exclusive neighborhood that offers lush greenery and high privacy, but it seems lacking of these elements as it is located too close to Jalan Kuching. The road caters thousands of vehicles every single day and night, and the road is also congested almost round the clock. Thus, residents who reside facing the road have to suffer intolerant noise and bad air quality, despite paying high price for it.Unlike other high market neighborhoods such as Bangsar and Mont Kiara, each has Bangsar Village and Plaza Mont Kiara respectively, Kenny Hills has no shopping mall nearby. You have to take at around 30 minutes drive to either KLCC enclave, Mid Valley City, or Mutiara Damansara for shopping malls. This is mainly attributed to its exclusivity, whereby the government has restricted commercial projects and developments in the area to maintain its exclusivity. Moreover, the neighborhood also lacks of international schools, one of the main criteria for expatriate market. But, there is Arabian International School located within the hill. Nonetheless, most people buy properties in Kenny Hills are mainly for own stay, rather than for rental investment.Investment wise, Tijani 2 North is being tagged at a very high price, one can find better located high end residential in the heart of the city, super low density and exclusive residential in Bangsar, or a boutique condominium in Mont Kiara with similar price range. But if you are looking for own occupancy, nonetheless this residential is a dream home for most of us.
