Kinrara Mas is a new apartment project by HR Utama, which is a subsidiary of HR United Group. Kinrara Mas consists of two 18-storey apartment blocks with a total of 569 units. The built-up areas of the apartment units are between 1,091 and 3,356 sf. The project is divided into two phases of development, which consists of Block A and Block B. The first phase of Kinrara Mas (Block A) is already fully sold out. As for phase two (Block B), it is approximately 60 percent sold out. The construction of this new development which is currently in active progress is expected to be completed with CF and handed over to property owners in mid of 2010. Analysis
Kinrara Mas may just be an apartment but its layout plans as well as facilities are on par with that of other condominiums. Most apartments only have built-up areas of up to 1,000 sf whereas Kinrara Mas offers four types of layout plans which do not only exceed 1,000 sf but also come with complete condo facilities. With an affordable unit price as well as maintenance fee of approximately less than RM200 per month, Kinrara Mas seems to be a good buy.During the recent show unit visit, it was noticeable that Kinrara Mas also has higher ceiling as compared to many other high rise developments. The ceiling height at most condominiums / apartments is only 9 ft high but the ceiling height at Kinrara Mas is about 10.5 ft high. Apart from that, all of the units of Kinrara Mas are spacious and come with a big yard, which can either be converted into a wet kitchen or a drying clothes area. Among the four types of layout plans, type B attracts more demand than the other types. However, there are limited type B units available in each block. Currently, there are only two to three type B units left for sale. As for the terrace units on 3rd floor, some people may regard the unit similar to a landed property, as the unit's balcony opens into a big terrace garden. However, some other property owners commented that the terrace unit is not practical because they do not need such a big terrace garden as it would be wastage of land. Furthermore, certain potential property owners also added that they would rather pay the same amount of money (or a bit more) to purchase a landed property which also has a garden than to purchase these terrace units of an apartment. Kinrara Mas is indeed accessible via major networks of highways. However, it was recently reported in local dailies that the newly created T-junction of Jalan Kinrara 1 and Jalan Mas which leads to Kinrara Mas, has posed inconvenience to road users due to heavy traffic and traffic congestion particularly during peak hours. As the aforementioned T-junction is currently the only access road for Kinrara Mas owners, this would definitely be a daily issue if there is no other access road built for the property owners to enter and exit this development. It is claimed that the new proposed LRT route would cross Jalan Kinrara 1, which is very close to Kinrara Mas. This may be good news for public transportation users. However, if the LRT station is constructed too near to Kinrara Mas, this would certainly aggravate the current heavy traffic issue. Even though the apartment's name clearly suggests that it's under the Kinrara vicinity, this apartment's actual address is under Kuala Lumpur. During the show unit visit, the sales personnel of the property developer kept emphasizing on the address, as most people believe that properties in Kuala Lumpur could fetch a higher value than some other areas. Overall, Kinrara Mas seems to be a good buy when compare the layout plans with the selling price and maintenance fee. Location wise, Kinrara Mas may be near to major network of highways and many public amenities. However, there are still empty undeveloped plots of land at the surrounding areas where the apartment is located. In other words, there is high possibility of future developments being constructed which could further increase the density of the whole area.
