    Analysis

    Previously, Ken Holdings only developed low end apartments to medium end condominiums, such as Ken Damansara I. It also has bad record for the Ken Damansara I and Kantan Court. In Damansara Intan enclave, Dijaya's Casa Damansara 1 is preferred and priced slightly higher compared to Ken Damansara I. Comparing Ken Holdings to other developers in Bangsar vicinity, most will opt for BRDB and Benetton over the former, as the latter developers are well known to deliver good workmanship and have more experience in high-end residential development.Views enjoyed by residents of Ken Bangsar are great. The residents get to enjoy spectacular view of Bangsar hills and Damansara Heights, or undisrupted view of Kuala Lumpur city. Some also claimed that they are able to see Genting Highlands view when the weather is good. Meters away from Ken Bangsar, there is another low rise and exclusive residential project named D'9 Bangsar. It is expected to be completed in mid-2010. Therefore, residents of Ken Bangsar will have to bear the noise and air pollutions coming from the on-going construction works. Some years ago, residents of Araville complained about Ken Bangsar development causing structural damage on Araville. The development caused soil stress in the area by blasting the old hospice site and then renovating it. Since then, people have started to worry about the risk of living on Bukit Bandaraya.There are some other new high end residential developments near to Ken Bangsar, such as Zehn Bukit Pantai, Bangsar Peak and One Menerung. Zehn Bukit Pantai was sold at an average of RM650 psf (for its second phase), about half of Ken Bangsar. It comprises of 184 units, thus more dense than Ken Bangsar. But it is better than Ken Bangsar in terms of location, as it is located at the quieter and less congested part of Bangsar, right next to the Pantai Hospital. In addition, Bangsar Peak was just completed and it comprises of just 39 units and currently tagged at almost RM1,000 psf from its RM650 psf launch price.In terms of pricing, Ken Bangsar was launched at RM700 to RM1,000 psf with an 8% discount. It is a very pricey development, which is why the units were only 60% sold up to May 2009. This indicates that this development is not a preferred choice by potential buyers and investors. Plus, at the same price, one can purchase BRDB's One Menerung and Benetton's Bangsar Peak which are more appealing. Not only that, the price is somewhat similar to the price range in KLCC and Ampang Hilir areas.
