    Analysis

    Despite of its age of about 10 years old, Damai Suria is still one of the best modern design condominiums in the enclave. The facade is preferred as each unit enjoys a lot of natural lighting from long glass windows and large balcony. Besides that, its landscape is beautifully arranged with greenery as well.Embassy Row enclave is well-known to offer quiet and peaceful living for its residents despite of being within the city centre and few kilometres away from KLCC. But if the unit is facing either Persiaran Ampang Hilir or Jalan U-Thant, the resident cannot enjoy much privacy and quietness as there are plenty of cars passing along both roads. Traffic congestion also happens during peak hours as motorists using the roads to escape from the terrible congestion along Jalan Ampang. There are plenty of new condominiums in the area. These include Katana II, U-Thant Residence, Seri Hening Residence, Iringan Hijau, and Brunsfied Residence. It is afraid that these massive condominiums developments will create over-supply in Ampang Hilir enclave. Even though there are plenty launches of stylish and modern condominiums, Damai Suria maintains to be the preferred one, along with Villa Aman and Tara to name a few. Its price continues to rise every year despite of economic recession as it has been transacted above RM700 psf in 2005 and currently asked for almost RM900 psf. In terms of investment, Damai Suria is one of the recession proof properties, which is proven to deliver good capital appreciation for all the years. It still has potential to increase in value as most of the new condominium developments are priced above RM1,000 psf. But in terms of rental yield, not much gain can be expected as it only capable to deliver around 5% of gross rental yield.
