Taman Stulang Laut is a freehold cum leasehold residential development located in the southern state of Johor in the city of Johor Bahru. Located in a highly strategic location, this housing development is only 10 minutes away from the city centre of Johor, while the Malaysia - Singapore checkpoint is only 5 minutes away. The Senai International Airport is slightly further away at a half an hour drive. The Taman Stulang Laut development consists of landed properties, low cost flats and condominiums. Among the landed properties available here are semi-detached homes of large built-ups from 6,000 sf with 5 bedrooms at prices of at least RM1,600,000, while the low cost flats come at as low as RM80,000 with 3 bedrooms and 2 bathrooms. The condominiums also have 3 bedrooms and 2 bathrooms, but with higher price tags of at least RM350,000.Being a rather matured development, Taman Stulang Laut is a fully occupied residential area with very few homes for sale. The units that are for sale are generally already partially or even fully furnished, most commonly with built-in kitchen cabinets. The landed properties on the other hand have mostly had renovation done on them, including new paint jobs.Taman Stulang Laut is a very lively neighbourhood with much going ons. Located just by the beach is the neighbourhood's own seafood restaurant, with a very large open air parking lot to boot, while beside it is a surau for the local Muslims. Just beside the area is also the duty free zone centre, promising much traffic at all hours. Entertainment is aplenty in the city centre where Taman Stulang Laut is located with Expo Danga City Mall, Plaza Kotaraya and Plaza Seni all less than 10 minutes away. While schools for all ages are abundant, concerned parents who wish for better education for their children may also send their children to school in Singapore as the border checkpoint is only 5 minutes away. The Pakar Puteri Hospital is only 10 minutes away as are an abundance of local banking facilities.Taman Stulang Laut is located just by the main road of Jalan Pasir Pelangi, which provides easy connectivity to the Tebrau Highway, as well as other major roads such as Jalan Lingkaran Dalam and Jalan Tun Abdul Razak. The closest public transportation is approximately 6 minutes away at the bus stop at the border checkpoint of Malaysia and Singapore.

  • Analysis

Taman Stulang Laut is an extremely convenient area to live in especially where tenants need to travel conveniently between the Malaysia - Singapore borders for either work or studies. Traffic is however a dilemma during weekdays before and after work, when traffic from the bridge overruns onto the main roads surrounding the housing development. The neighbourhood of Taman Stulang Laut is however not entirely safe as there have been newspaper reports of juvenile teenagers who take drugs openly at the low cost apartments; a phenomenon that appears to be a common occurrence. Along with the complaints of drug abusers have also been complaints of many illegal activities including suspected prostitution. Taman Stulang Laut is an excellently located development, which would have promised good returns as an investment had there not been better options with the new developments in place at relatively affordable prices in better environments as well. Inasmuch as the complaints are mostly focused on the low cost flats, home buyers seeking new houses might nevertheless avoid this area due to the unsavoury activities of the existing community at the low cost flats which takes up most of the area.
