L/H
Taman Pulai Emas is a development of low-medium cost housing, located at Batu 16, Johor Bahru. The tenure for the units here is leasehold, and developed by Esquire Corner. The development was completed in 2003. The development consists largely of single storey terrace houses. Each of the units has 3 bedrooms and 2 bathrooms, with sufficient space for a wet kitchen and a dry kitchen. Sub-sale prices as of 2013 hovers around RM170,000. Auction reserve prices for the units here are around RM100,000. There is a Surau nearby, within walking distance which caters for the predominantly Malay population within the area. The location of the development is at the outskirts of Johor Bahru city, therefore amenities are relatively far away. The nearest shopping complexes are the U Mall and the Jusco in Taman University, which is 20 minutes away. SRJKC Kangkar Pulai is the only school nearby, and the other schools are at least 20 minutes’ drive away. The nearest bank is 5 kilometers away in the township of Taman Universiti. The nearest hospital is the Columbia Asia Hospital which is roughly 30 minutes away. Although far away from the city, Taman Pulai Emas rests on the intersection of two highways; namely the Malaysia-Singapore Second Link Expressway, and the Skudai-Pontian Highway. The place then offers easy access to Singapore, taking 35 minutes to reach the CIQ in Tuas. Though still far away, it could potentially be time-saving compared to taking the causeway.

  • Analysis

The developer for Taman Pulai Emas, Esquire Corner was founded in 2004. The directors and shareholders are veterans in the industry, most of them having over 30 years of experience in developing properties. The developers have been involved in various developments mainly in Johor and Sabah. As of late, one of their developments in KL is garnering considerable attention, namely Hijauan Saujana near Ara Damansara. Though the location of Taman Pulai Emas is less than ideal as it is far away from townships, hospitals and the bustling Johor Bahru, the low population density is then, its saving grace. That coupled with is proximity to University Teknologi Malaysia, being less than 10 minutes away by car. Potential investors could possibly rent out the place to students studying there, though high investment return is unlikely, as student tenants generally lead to higher maintenance and they can probably afford to pay less.10 years after the completion of the development, this self-contained community has recorded a population of over 90%. There are also very few Surau nearby, making this a rather tight-knit community. Several of the houses within the housing area has been converted to homestays, a possibility for a profitable enterprise. Depending on the condition of the homestays, daily rent ranges from RM150 - RM180 per night.
