Bandar Sunway has also become known as an education hub for tertiary education. Several established universities are in the area, namely Monash University, Sunway University College, Taylor’s University, Inti International University and The One Academy, are all within a 3.5 km radius of Mentari Court 2. Mentari Court 2, which is located in Bandar Sunway is a prime location simply because the entire development rests along several major highways. The Shah Alam Expressway (KESAS), Lebuhraya Damansara-Puchong (LDP), Federal Highway, and New Pantai Expressway (NPE) intersects the area. The New Klang Valley Expressway (NKVE) is also easily accessible. Behind the Mentari Court 2 building itself is the Setia Jaya KTM Station, offering easy access to KL Sentral. Buses are also easily accessible from the building but the public transport is extremely crowded during peak hours.

    Due to the fact that there are several colleges and universities near the area, one can expect a steady stream of potential tenants, as a lot of foreign students are interested in renting the place. The reason for this is that the rent for Mentari Court is relatively cheap compared to other properties in the area. However, student tenants are notorious for abusing the premises; therefore it would be prudent to expect a slight bump in maintenance.Common problems associated with Mentari Court 2 are vandalism, noise pollution, and irresponsible tenants leaving garbage everywhere. Residents report that the areas beside the elevators have turned into garbage dumps for the residents, and don’t be surprised to see cockroaches in the lifts. It is not uncommon for residents to see garbage being thrown out the window of the higher floors. The mentioned issues are common for both Mentari Court 1 and 2. There is a high density of foreign students and foreign workers in the area, which some attribute to the high crime rate in the area.Despite Mentari Court 2’s dilapidated state, it is sound for investment purposes as there is high demand from foreigners to rent.
