The Multi-Millionaires Corner @ Kota Damansara

When I first met Danny at Casabella, it quickly became apparent to me that he was very much attached to his home. Much thought had gone into the spaces in the house during renovation.

Showing me around the three and a half storey bungalow, he would point out this and that piece of furniture or decorative item, like the coffee table which had a golden and crystal dolphin holding it up, a jade dragon carved in exquisite detail or an extra comfortable sofa a close friend had made for him. The double volume ceiling in the living hall showcased life sized family portraits.

Danny also hunted for and specially selected several tree species for their aesthetic appeal. This was a house he had bought for his family to stay in, not an investment to flip or rent out. There's a very good reason why he's selling, and I will tell you in a little while (along with a fantastic property deal).

But he first told me why he bought the bungalow. An astute businessman and long term property investor, Danny had very carefully considered the following criteria before making the purchase:

7 minutes away from Casabella is the Kota Damansara Community Forest Park, a 857-acre forest reserve with rare plants.

But why even look so far when Casabella is perched right on the edge of 2,330 acres of land to be developed as a Green Township in the next 20 years with an integrated transportation network of roads, air and rail, residential homes as well as a regional commercial centre. This is part of the Greater Kuala Lumpur Strategic Development Project under the 10th Malaysia Plan. Malaysian Rubber Board has retained 535 acres for its own use / research.

Casabella is strategically located to benefit from this added connectivity and greenery at its doorstep.

Then again, there's no need to wait for 20 years for that connectivity. Not all homes are equal. Some face house to house, I see you, you see me. But not Danny's choice, a corner unit which has unblocked views from the roof deck, and be the king of the hill (Nearly all other corner units here face another unit on three sides while Danny's unit has two sides unblocked).
On a large sky deck where you can sit and enjoy the open space and surrounding greenery.


TOP CLASS MODERN SECURITY SYSTEM (GATED AND GUARDED)
Besides security guards patrolling, Casabella's perimeter is protected by electric fencing.

Also, Danny put up metal fencing spikes. So his bungalow has double security fencing, not to mention the alarm system that connects directly with the guardhouse. After staying there for a number of years, Danny feels all those are a little excessive, but better safe...

THE HOUSE AND FENG SHUI
The first thing Danny points out to me is that the main gate does not lead straight to the back. When I ask him whether he studied feng shui, he grins and explains that a feng shui master (who is a feng shui consultant for a public listed company) went around the house and surrounding before and gave the green light.

Of the 72 bungalows (low density), the standard units land size is 4,000 sq ft and built up of 4,900 sq ft, Dannys unit is the largest type with a land size of 6,856 sq ft (171% times the standard), and built up of 5,840 sq ft, ideal to host parties comfortably, have a herb garden, a trampoline for energetic kids to bounce in the garden etc etc.

HERE'S THE PROPERTY DEAL
I said earlier that I would tell you why Danny's selling. While Danny would have loved to continue living at this home, he can't. In the time that I've known Danny, I've found him to be a sociable person actively involved in charitable organisations and events.

Its these traits that also make him a compassionate employer, and valuing many of his employees who have been with him for a long time, many for over 20 years, he realised that it is not practical for them to travel far every day to his new office near Casabella.

Danny is looking at RM4.5m, a good price for a large land size and big built up. A good buy for this hidden gem which is right next to the 2,330 acre modern Green Township to be developed over the next 20 years. Where there is development of such magnitude, the prices of surrounding properties tend to appreciate.

Danny is a genuine seller and is looking for a genuine buyer who has a need for a well-sized home.
