  • Analysis

If you wish to own a mansion within this soon-to-be affluent area, you can start by purchasing the land. There are several bungalow lots available which are offered from RM110 psf up to RM240 psf. The huge variance in pricing is due to the location whereby the ones near to the village are relatively cheaper. Even if you can only afford to buy just the land, it should be a good investment. There is a huge demand on the land as numerous developers have set their sail in the area - and the trend seems to prolong. There are quite a number of property developer newbies have made Bukit Segambut as the site for their maiden project. Even though Bukit Segambut is dubbed to become an exclusive and sought-after residential enclave, currently you would have to go through a few kilometres of Malay village and old housing area. The roads here are narrow and houses are about less than 6 ft away from the road. With aplenty of new and upcoming residential developments in the area, Bukit Segambut seems to be lacking of amenities and commercial component. For now, the residents are relying heavily on the amenities available from the surrounding neighborhoods. As of July 2014, the residents of Bukit Segambut are also complaining about the noise pollution by the ongoing and upcoming projects (Anjali, Scenaria & Villa Crystal). The problem is reported to be ongoing within the 3-year construction period, which is from 8 am to 11 pm on most days of the week except for Sunday (till 5 pm).
