Even before stepping into the RM7.6mil Sky Villa show unit at the Pavilion Residences, it was apparent that this condominium development is only meant for buyers and investors who appreciate the real meaning of prime real estate. Located on top of the upscale Pavilion shopping podium in the heart of Kuala Lumpur’s Golden Triangle, the two residential towers command an imposing presence on the 4.9-hectare (12 acres) mixed development site. Tower 1 rises 43 storeys high (163 condo units) while Tower 2 is 50 storeys tall ( 205 units). The buildings are designed by GDP Architects Sdn Bhd.
When the condo units of Pavilion Residences were launched for sale in 2007, it created quite a buzz in the property market and everything available were eventually snapped up. And now, 18 of the 24 Sky Villas are finally available in the open market. The four-bedroom Sky Villa units come in layouts of:
- 315sq m (3,394sq ft)
- 382sq m (4,157sq ft)
- 393sq m (4,227sq ft)

And recent news of a land deal that reached RM7,000 per square foot on a plot next to the Pavilion mall has again created another buzz for real estate in the neighbourhood.
Petronas Twin Towers
Viewing the Art Deco concept of a Singapore interior design firm, the Sky Villa show unit is certainly impressive, especially with a clear view of the Petronas Twin Towers from the picture window of the lounge. The natural view certainly overshadows the Tamara De Lempicka reproduction paintings hanging on the walls.

The sale of the remaining 18 Sky Villa units are overseen by Pacific Star Asset Management Pte Ltd (with headquarters in Singapore), asset manager for Pavilion Residences Tower 1. Incidentally, Tower 2 was previously owned by Kuwait Finance House but has all been sold to individual buyers. Tower 1 is owned by Frankfurt-based, SEB Asset Management.
According to Pacific Star executive vice president Ng Kok Siong during a tour of the show unit, Tower 2 units were all sold in 2007. The two- and three-bedroom units of Tower 1 were "launched and sold out" by 2009. And the four-bedroom units were strategically launched six months later, as they all cater to different market segments.
He explains: "Pavilion (Residences) is most likely the last exclusive living on top of a world-class mall in KL’s Golden Triangle. The capital appreciation potential remains bullish in the same vein as established world-class integrated developments like ION Orchard in Singapore, Pacific Place in Hong Kong or Roppongi Hills in Japan.
"The card access security system is complemented by 24-hour CCTV surveillance system and courteous and well-trained security guards. Concierge service provides much convenience to guests or residents who are treated like hotel VIPs.
"Pavilion Residences also provides a full range of comprehensive facilities such as sauna, gymnasium, children’s playground, swimming pool, sunken courtyard which has a fantastic unobstructed view of the Petronas Twin Towers, etcetera. The location cannot be recreated and all would-be investors or owners stand to enjoy the rare prestige, accessibility, comfort and convenience in an urban oasis."
Sky Palace
And if 270sq m (3,000sq ft) to 360sq m (4,000sq ft) is a little too small to your liking, there are also the Sky Palace duplex units that come with four bedrooms. The built-up space spans:

- 592sq m (6,369sq ft, without balcony)
- 622sq m (6,689sq ft)
- 667sq m (7,174sq ft)
And the average selling price per square foot for such exclusive condominium units?
"Currently, RM1,400 per square foot but with rebates it should be about RM1,300 per square foot," says Ng.
"Most of the Sky Villas and Sky Palaces come with breathtaking views of the Petronas Twin Towers and the KL Tower. All the units have a high quality finish with individual layouts, and are reasonably priced with tremendous investment upside."

Certainly, the layout of the show unit is practical and offers ample room for luxurious furniture and the display of artwork. The general flooring material is marble with timber and tile for certain areas and the wall finish is emulsion paint. Once past the huge timber doors, you step on to the central axis of the show unit which spans nearly 13 metres. This pathway leads from one end of the lounge to the other end of the Sky Villa right up to the entrance of the master bedroom.
The master bedroom spans about 27sq m (or 300sq ft for the Sky Villa Type C1 layout) while the remaining three bedrooms each has a built-up space of about 16sq m (180sq ft). The master bathroom has 12sq m (140sq ft) of space and is equipped with Kohler branded bathtub, twin washbasins, toilet bowl as well as tap fittings and shower head accessories.
