Concerto of success

The Mont’ Kiara residential enclave in Kuala Lumpur is known for many innovative concepts in property development in Malaysia with many leading developers having a stake here.
And among the luxury developments is the low-density Sunway Vivaldi project. Developed by Sunway D’ Mont Kiara Sdn Bhd - under Sunway City Berhad - the development unveils its latest condo showcase this week (see accompanying article).
The development site spans 7.7 acres and the project offers only 228 units. This means a density of only 30 units per acre compared with neighbouring condo projects with an average density of 70 units per acre.
There are a total of six residential blocks being developed - from A to F. Typical units come with built-up space ranging from 2,573sq ft to 3,983sq ft. However, penthouse units go up to 9,085sq ft.
The various blocks have been named after classical music genres “inspired” by Baroque composer Antonio Vivaldi, for whom the development is named.

According to Sunway City Bhd marketing and sales senior manager Vincent Eyu, when the earlier units were launched for sale, they cost an average price of RM710 per square foot. The cost per square foot now has gone up to an average of RM781.
Said Eyu: “We had a sneak preview for our Sunway premier customers, both local and overseas buyers, in the third quarter of 2008. Prior to the official launch in 2009, most of the units were sold through ‘private invitation’.”
Eco deck
For the latest launch of its Block C units with a Type D layout design, a typical unit costs at least RM2.3mil. And for that kind of money, what can buyers expect other than high-end finishing material and kitchen accessories?
“One of the key concepts in the master plan,” explained Eyu, “is in the design, as each block faces inwards, towards the twoacre Eco Deck with 80% green features, creating a central oasis of intense greenery, pools and water feature.
“Hence, most units enjoy an unfettered view of the beautiful Eco Deck, without having to worry that an upcoming high-rise development in future will affect the view.
“On top of that, Block C (at the back), Block D (above 5th floor), Block E (above 5th floor) and Block F (entire block) also enjoy the view of KLCC.”

The architectural firm hired for the project is SAA Architects Pte Ltd of Singapore. As for the name of the development, it was chosen to associate with classical music and “the finer things in life.”
The name, therefore, suggests recognition and success - for those who live in Vivaldi can expect to enjoy a superior lifestyle, in line with what the project was conceived to represent - from its architectural design, building specifications to the facilities within.
And “building specifications” would mean:
- Private lift lobby: Each unit is served by an exclusive private lift lobby to transport you from the main entrance right to your doorstep – an ideal feature for privacy and security.
- Duplex Level: A unique design that offers true spaciousness with 21-foot high, double-volume living room.
- Expansive built-up space: With a layout size from 2,573sq ft upwards, these condo units resemble bungalows in the sky. They are designed to cater for the needs of affluent homeowners looking for greater security, privacy and luxury without having to compromise on space with typical condo developments.
Green development
One of the distinctions that Sunway Vivaldi has attained is that it qualifies for the “Green Mark” status, conferred by the Building and Construction Authority (BCA) Singapore (Provisional). This means that the development is “planned, designed and constructed for promoting a sustainable built-environment for energy and water efficiency, indoor environmental quality, environmental protection and other Green features/ innovation.”
