Superboom Projects Sdn Bhd CEO Peter Chan is commanding RM488 per square foot for his project in Tambun.

Although there are other condominium developments in Ipoh, The Haven project in Tambun is being distinguished as a “luxury resort condominium” development.
“There are five other condominium developments in Ipoh,” pointed out The Haven developer Peter Chan, “But none in the luxury ‘resort’ category or offer a standard that appeals to wealthy foreigners.”
There are numerous points that make The Haven stand out from others, explained Chan, chief executive officer of Superboom Projects Sdn Bhd.
He cited six - deemed the most important - and relevant for a condominium development. “These six points elevate us to a much higher level than others.”
- Five security levels encompassing two-men guarded entrances, concierge service, card access to residential floors, patrol, CCTV system and fencing
- Efficient and comprehensive facilities including fibre optic connectivity
- Living with nature, virtually at fringe of a virgin jungle (yet in the city)
- Condo grounds include a pristine lake and a scenic jogging track
- Neighbourliness and community bonds will be fostered with regular activities
- Good management of the development, managed by a 5-star operator

When completed, The Haven Lakeside Residences in Ipoh, will comprise three luxury condo towers overlooking a natural lake and scenic limestone hills (left),a jogging track encircling the lake will be carefully landscaped to take advantage of the scenic views all around.

Furthermore, Chan was so optimistic of his team of main contractors and design consultants that he expected his project to garner more awards when fully completed.
For building and construction, Bina Puri and Beijing Construction and Engineering are undertaking the work. Architectural design is by MLA Landscape Architects. While Consultant Urban Design Group - which designs luxury swimming pools -promises a pool that will be the envy of other property developments.
“We offer more than 12 different condominium layouts in order to cater to a greater range of preferences. The number of bedrooms vary from two to six. And the built-up sizes range from 90sq m to 497sq m (968sq ft to 5,350sq ft).
While the 26th floor of Tower A is nearing completion, Tower C is at the 12th floor level and Tower B at the third floor level at the time of writing.
“We are on schedule to deliver within the 36 months period as stipulated under the Sales and Purchase Agreement. We are on target to hand over the first batch of condo units in first half of 2013 and another two batches in the second half of the year.”
Chan conceded that although strict monitoring of the work process could slow down construction, however, such quality control measures were necessary.
“We monitor the quality as well to ensure that building is speeded up to meet the delivery schedule. All our other developments have been delivered on time and were of high quality.”
One of Chan’s contractors was so impressed with the meticulous attention to detail in ensuring product quality, that she promptly bought a unit.
“In all my jobs with developers, I have never seen such strict quality control," pointed out Cindy Kong, director of ML Furnishings Design Sdn Bhd, a company which has successfully tendered for high-end condo projects in Kuala Lumpur City Centre. "For example, this developer insists on building eight-inch thick walls compared to the industry norm of five- to six-inch thick.”
Responded Chan: “We do not cut corners. We always believe in giving good value to our customers, who are our paymasters and our bosses."
“We do not practise profit maximization. Profit only ranks third in our business philosophy. Performing extraordinarily as well as building and maintaining relationships with all, are more important than profits.”
Depending on the purchase options decided by the buyer, the finishing material for a basic unit will include premium quality specifications. This means:
- 1st grade tiles for general areas
- 600mm by 600mm nano-finished, rectified porcelain tiles for the living room
- Laminated wood flooring for bedrooms
- Patterned tile to resemble wood grain for the balcony (to match the natural outdoor elements)
- Compact 150mm by 150mm homogeneous tiles (for better grip) for the bathroom
- 600mm by 600mm matt-finish, non-slip tiles for the kitchen (that match with living room)
- 300mm by 600mm porcelain tiles for the kitchen and bathroom wall
- 304 standard stainless steel (specially designed for The Haven for safety) bar for the balcony
- 1.3mm and 1.5mm powder-coated aluminium window frames and sliding doors, respectively
- Solid timber door for the entrance

Despite having only been "officially" launched in January, the first of the three tower blocks has already reached the 26th storey and will be topped off.

Condo buyers are offered two other purchase options:
- Unit with “fixed cabinet” option that offer built-in kitchen cabinets, living room console, wardrobe units, writing desk and other accessories. This will cost an additional RM55,000 to RM85,000.
- Unit inclusive of other movable furniture and electrical appliances, etc. This will cost RM95,000 to RM160,000
The Haven site is on leasehold land. In fact, all land in this district are leasehold and zoned under the leisure category, with 97 years left on the lease. Chan is confident this lease can be renewed at a later date.
When the development is completed, the show house units and sales office will likely be turned into upscale restaurants.
Said Chan: “We are currently in discussion with a major upmarket ‘branded’ restaurant operator to operate a seafood and/or a Mediterranean restaurant.”
