Enhance Your Home’s Value

Kitchen cabinets are part of your property, thus add value to your home.

This is the first of a series of home improvement tips and insights that StarProperty will be bringing you for the next few months.

What you pay for your home improvement is price, what you get is value.

Justin Chee, valuer of Knight Frank says that items consisting of fixtures and fittings (permanently-fixed items) contribute to value enhancement as they become part of the property. He explains that fixtures are items that can’t be used anymore after removal.

Loose furniture or moveable items do not contribute to value enhancement, he adds.

Colour scheme of a kitchen shall not exceed 3 colour tones.

According to Chee, valuers adopt between 50 to 80 percent of the renovation cost. There are times when valuers adopt 100% of the renovation cost, depending on the types of renovation, finishing works and materials used.

Kitchen, The Focal Point
Kitchen used to be a place solely for frying and cooking. Today, it is the central living space for families and friends to hang out together. It is a place for entertainment.

A kitchen, says a senior interior designer (ID) of SieMatic, should be pleasant looking. The colour scheme and the kitchen layout have to be acceptable by everyone, especially potential buyers.

“There should not be more than 3 colour tones in a kitchen”, says the ID. The 3 colours that are more acceptable are white, grey and beige...and a small touch of wood tone.

He adds, “Apart from that, selecting a timeless kitchen can save you a lot of money in re-trending your kitchen every 5 years. For instance, handleless cabinets have been around since 1960 and are still favoured by many.”

Kitchen cabinets, kitchen extension and solid surface of worktops will definitely add value to a property.

Handleless cabinets are today's trend.
