Where are they?
With the advent of government programmes such as My First Home Scheme (MFHS) and One Malaysia Housing Programme (PR1MA) to help first-time home buyers, just what does such schemes mean in terms of housing options now?
What has come out of such schemes is that, some property developers - spurred by the government initiatives - have taken up the challenge not only to build houses for the young, middle income-earner but are located in more accessible areas of Kuala Lumpur and within Greater Kuala Lumpur.
There has been much talk about affordable home ownership especially for first-time home buyers. The government introduced the My First Home Scheme (MFHS) and the One Malaysia Housing Programme (PR1MA) to cater to this group of people.
The homes available under such schemes are not only affordable but more importantly, desirable and comfortable.
Symphony Heights serviced apartments, Selayang, Kuala Lumpur
This project is regarded as one of the most affordable property developments for novice home buyers.
The main factor is its proximity to the Kuala Lumpur city centre and easy accessibility via eight highways.
Symphony Heights offers three blocks of serviced apartment units developed by Hua Yang Berhad on one hectare of land.
The first phase of 544 units, was completed in July this year. Buyers can choose to live in a comfortable two-bedroom unit with 78.5sq m (846sq ft) of built-up space or opt for a more spacious 88sq m (950sq ft) unit that comes with three bedrooms.
The cost per unit ranges from RM163,400-RM340,000 depending on built-up space. The price range is quite attractive as the developer included amenities such as swimming pool, squash courts, community hall and children’s playground.
The second phase will consist of 219 units ranging from 103sq m (1,114sq ft) to 115sq m (1,246 sq ft) and are now available for sale.

Bandar Tun Razak, Cheras
Award-winning developer SP Setia will be re-developing low-cost apartment units and terrace houses on a site of 53.4 hectares in Bandar Tun Razak, Cheras. The gross value will amount to a total of RM2.8 billion.
Involving the Sri Johor, Sri Pinang and Sri Melaka apartment blocks and terrace houses in Taman Ikan Emas, SP Setia embarked on the first phase in July this year. The company plans to build 1,225 homes within three years.
With an average built-up space of 74.3sq m (800sq ft), such homes are targeted at young executives with a selling price capped at RM300,000. Re-development plans include landscaping for the common grounds.
Phase Two and Phase Three will include a commercial centre. It will take 15 years to complete all phases.

Camelia Cottage, Bandar Saujana Putra, Selangor
LBS Bina Group Bhd launched the Camelia Cottage affordable home series in Bandar Saujana Putra, a township in Selangor with a population of over 20,000 people.
The landed property project offers 109 single-storey, terrace houses.
With an average built-up space of 130sq m (1,400sq ft) each house will have three bedrooms, two bathrooms plus utility room.
Prices range from RM269,900-RM357,900.
Plans to build a hospital and a hypermarket are underway, thus, enhancing the value to this neighbourhood.
